Creation of a sports and cultural multi-purpose center for social inclusion and innovation and a creative employment center (KDAP) in OT107A of the Kaminia area of the Municipality of Piraeus

The Project will be implemented in the Kaminia area, which is one of the most well-known working-class and popular neighborhoods of Piraeus, extending behind the Kerani tobacco factory, from Piraeus Street to the Retsina area and bordering Palaia Kokkinia to the west. The area faces significant deficiencies in terms of accessibility, quality, and completeness of the local Network of Social Infrastructure and Structures, which have intensified in recent years of multiple crises, degrading the quality of life of its residents. This project was designed to cover some of these social needs that intensified in the context of the economic crisis. The new spaces it will offer to the Kaminia area can contribute significantly to the upgrade of the public space and the social structures of the Municipality, given that a modern and accessible public space is being formed, a space for expression, sports, creation for all, and the provision of social inclusion services. Adjacent to the existing building, the new complex will be erected, consisting of two buildings that house distinct uses, are in contact with each other, and are separated by an expansion joint. The ground floor of the buildings is defined as level +0.00, corresponding to level +4.31 of the topographical diagram. Building 1 (K1) is for sports and cultural multi-purpose use. It has indoor gym/basketball court spaces and its required supporting functions (athletes' and referees' changing rooms, WCs, toilets, offices, storage rooms, infirmary, gym, physiotherapy area, and cafeteria). Building 2 (K2) is designed according to the specifications of Children's Creative Employment Centers (KDAP) and KDAP MEA, for children with disabilities, having the capacity to house 2 centers on the ground floor and its upper floor. The design adopts the principles of bioclimatic architecture and serves the goal of limiting the effects of the urban heat island phenomenon in the built environment. This is achieved through appropriate design and use of materials in the surrounding area, using energy solar systems as well as passive systems. The detailed works to be carried out are described in the other contractual documents. CPV Code: 45211350-7: Construction work for multi-purpose buildings. The tender budget for the project amounts to €9,851,975.42 (including 24% VAT) and is broken down into: Works Cost €5,808,124.44, General Expenses and Contractor's Profit (G.E.+O.E.) €1,045,462.40, Contingencies (9% of the works cost and G.E.+O.E. item) €616,822.82, to be consumed according to the terms of Article 156 paragraph 3(b) of Law 4412/2016. Provision for cost-plus works €50,000.00, General Expenses and Contractor's Profit (G.E.+O.E.) on cost-plus €9,000.00. The above amount includes price revision of €415,731.81 according to Article 153 of Law 4412/2016. VAT amounts to €1,906,833.95. Additional payment clause & advance payment, according to Article 16 of the detailed tender documents.
