Engineering (design, construction and author's supervision) for energy renovation of multi-family residential buildings in the city of Burgas in connection with the procedure "Support for sustainable energy renovation of the residential building stock - Stage I OP 24: Burgas, Izgrev residential complex, bl. 23, entrances 1, 2, 3 and 4

Multi-family residential building with administrative address: Burgas, Izgrev residential complex, bl. 23, entrances 1, 2, 3, 4 and with identifier 07079.501.23.1 according to the KKCR of Burgas. The residential building is of category IV (fourth) within the meaning of Art. 137, para. 1, item 3, letter "b" of the Spatial Development Act and Art. 6, para. 3, item 4 of Ordinance No. 1 of July 30, 2003, on the nomenclature of types of construction and is private property. The building was constructed and put into operation in 1975, intended for residential use. It consists of 92 apartments, located in 4 entrances on 8 floors with a basement with a total built-up area according to the Spatial Development Act of 6,948.55 sq. m. The building is constructed with an EPSH structural system – frameless panel. The large-panel residential building is entirely made of reinforced concrete panels – floors, walls, staircases, etc. The facade wall panels are 20 cm thick. The external basement walls are monolithic. Internal partition walls made of brickwork are also observed. Reinforced concrete railings, attached to the floor panel by means of steel profiles, are installed on the terraces. The roof is reinforced concrete, type "Flat roof with attic space", consisting of a ceiling and roof slab with an air gap between them greater than 30 cm. Access to the roof is via an opening in the ceiling slab of the staircase. Rainwater drainage is external, using gutters and downpipes. The floor of the heated part of the building borders both an unheated basement floor and the outside air (bay window). The basement level houses warehouses, corridors, and common areas, which are partially underground. During the building's operational period, construction, repair, and other activities have been carried out. Repair activities, renovations, and changes in materials for finishing works have been partial at different periods of the building's operation. There are also parts of the building that have not been repaired throughout its entire operational period. The window frames have been partially replaced. Some terraces have been annexed to the premises, while others have been glazed. The existing window frames are obsolete, with thermal characteristics not meeting modern energy efficiency requirements. Accessible environment is not provided in the building in accordance with Ordinance No. RD-02-20-2/26.01.2021. There is an elevator in the building. There is a central heat source in the building. Heating is provided individually by each owner. Lighting in the building is mainly provided by lighting fixtures – incandescent type. The project aims at the energy renovation of a multi-family residential building in the city of Burgas by implementing the most effective package of energy-saving measures. It is planned to implement energy-saving measures for the enclosing elements (external walls, roof, floor, and windows) and lighting measures in the common parts of the residential building with administrative address: Burgas, Izgrev residential complex, bl. 23, entrances 1, 2, 3, 4 with identifier 07079.501.23.1 according to the KKCR of Burgas, which will lead to an increase in energy efficiency and achievement of energy consumption class "A". A Design Assignment has been prepared for the building, which is an integral part of the present Technical Specifications, describing in detail the requirements for the scope and content of the investment project. The participant must conduct an on-site inspection and familiarize themselves with the existing situation of the site, for which they will provide a declaration of on-site inspection.
