The consultation concerns the maintenance and upkeep works of elevators in the SOCACONAM property portfolio. The services covered by the contract will result in a mixed contract with all items broken down as follows: - Item 1: preventive maintenance services (monthly, semi-annual, annual visits) including breakdown assistance 365 days a year. These will result in a standard renewable contract treated at a global and fixed price. - Item 2: current maintenance work on existing equipment (corrective maintenance/vandalism...) will result in a framework agreement with a single supplier for call-offs, in accordance with articles L2125-1.1°, R. 2162-13 and R. 2162-14 of the Public Procurement Code. The value of all services for item 2 is likely to vary as follows: Minimum amount per period: €50,000.00 excl. VAT / maximum amount per period: €200,000.00 excl. VAT - Item 3: replacement of tele-alarm devices on part of the portfolio (see list of concerned residences in appendix 2). These will result in a standard non-renewable contract treated at a global and fixed price. The contract duration runs from its notification until December 31, 2026. It is renewable 3 times for periods of 12 months, for a total duration of a maximum of 48 months. In the absence of an express decision not to renew by the contracting authority at least 4 months before the end of the current period, this framework agreement will be considered tacitly renewed. However, the contractor may refuse renewal in advance. In this case, they must notify the contracting authority of their refusal by registered letter with acknowledgment of receipt at least 6 months before the notification date, with a reasoned decision. In the absence of express refusal before this deadline, the contractor will be obliged to accept the renewal. The contract may, in advance, be renewed for 12 months, at the earliest from the date on which the maximum amount for item 2 is reached.
