Description

Programme Plan localisé de quartier 29'990 en zone de développement 3 sur foncier d'origine zone 5. Les 3 immeubles d’habitation (A-B-C) s'organiseront autour d'une cour commune, et s'élèveront sur 8 niveaux, dont un sous-sol commun reliant l'ensemble. Le bâtiment C, future propriété de la Ville de Lancy, accueillera une crèche sur 2 niveaux, et 14 logements, actuellement autorisé en HLM-LUP sur les 4 étages suivants. Les 2 autres bâtiments proposeront des surfaces commerciales au rez, divisibles au gré des preneurs, et jusqu’à 30 appartements sur les cinq niveaux suivants, destinés à la location ZD LOC pour le bâtiment B, future propriété de la fondation communale immobilière de Lancy, et à la vente sous forme de lots PPE pour le bâtiment A. Les affectations d’exploitation des bâtiments C et B seront inversées, soit respectivement ZD Loc et HLM-LUP. Chaque bâtiment, en forme de triangle équilatéral d'environ 32 mètres de côté, s'articule autour d'un noyau central de distribution verticale, qui fait également office de puits de lumière naturelle. La cage d'escalier et l'ascenseur desservent trois ou quatre appartements par étage, allant de 3 à 6 pièces, le sous-sol, ainsi que des espaces communs et techniques situés en attique. Un accès au garage, par le parking public situé sous le parc Louis-Bertrand, permettra par un tunnel sous le chemin du Bac, d'accéder au parking privatif entre les immeubles. Un abri de protection civile dédié, selon projet, aux activités musicales de la Commune prendra place le long du sous-sol du bâtiment A. 212 Construction préfabriquée Éléments linéaires Bandeaux périphériques à chaque étages, formant contre-cœur de fenêtres et garde-corps de balcon. Bandeau périphérique de l’attique formant acrotère. Percements pour nichoirs à martinets côté parc selon plan. Teinte beige écru.
