Demolition and new construction of two municipal residential buildings, municipality of Gutach i. Br.

The municipality of Gutach im Breisgau plans the new construction of two apartment buildings with socially subsidized housing at Alexanderstraße 14 and 16. Due to the structural condition of the existing buildings, they are to be demolished and adapted to current requirements regarding floor plan quality, accessibility, and living comfort. In the preliminary phase, feasibility studies were prepared by the architectural and engineering firm Schlager and by the firm Stiefvater. These studies formed the basis for the municipal council's decision to initiate and pursue the project in its current form. At the same time, it is intended that the previous planning approaches will not be considered final in the further process, but rather as a basis for in-depth consideration. In the further planning process, a variant study by the future project planner is therefore planned as part of service phase 2. The goal is an open-ended approach to determine the best possible development, taking into account the highest possible and economically sensible utilization of the property while ensuring the requirements for subsidized housing construction (subsidy program L-Bank: Rental housing financing BW), particularly regarding accessibility, apartment layouts, and development quality. In addition, an underground garage, basement rooms, and technical ancillary areas are planned. The energy standard of the buildings is to be investigated in the further planning process and determined during the preliminary planning phase. The project will be implemented in two construction phases. First, one of the two buildings will be newly constructed. After its completion, the tenants currently housed in the existing building will move into the new building, allowing the second existing building to be demolished and the second construction phase to be realized. A master schedule and a geotechnical report are also available as further planning bases. These will be provided as attachments to the present documents, along with the feasibility study and preliminary planning. The goal of the project is the sustainable creation of affordable, accessible housing for broad sections of the population, as well as efficient use of existing areas, taking into account economic and subsidy-related framework conditions.
