Generalunternehmerleistungen für die Erstellung eines Bürogebäudes Errichtet werden soll ein Bürogebäude mit 95 Arbeitsplätzen. Das Kundengeschäft soll im Erdgeschoss abgewickelt werden. In den Obergeschossen sollen für die Verwaltung notwendige Büroräumlichkeiten flexibel untergebracht werden. Die Nebenflächen für Lager, Archive etc. werden in einem Untergeschoss untergebracht. Das gesamte Gebäude, sowie die öffentlichen Bereiche, sollen barrierefrei nach DIN 18040 / Teil1 ausgeführt werden. Anzahl der Geschosse: - Untergeschoss - Erdgeschoss mit Kundenverkehr - 1. - 3. Obergeschoss Stellplätze: 42 Stück Folgender Ablauf ist vereinbart und wird umgesetzt: 1. Teilabbruch (nicht Gegenstand dieser funktionalen Leistungsbeschreibung) Die vorhandene Kundenhalle wird vom Hauptgebäude (Hochhaus) getrennt. Danach wird die Kundenhalle, sowie der medizinische Dienst abgebrochen. Die entstehende Baugrube wird dann mittels RC-Material verfüllt. Der Bereich des Neubaus bleibt ausgespart. 2. Neuerrichtung des Gebäudes An der Stelle (siehe Lageplan - Seite 03) wird dann der neue Baukörper mit 95 Arbeitsplätzen errichtet. Die restliche Baugrube um den Neubau wird vom AN verfüllt. Das bestehende Gebäude (Hochhaus) wird als Interimsgebäude für die AOK weiterhin genutzt. 3. Nach der Inbetriebnahme des Neubaus wird die AOK in den Neubau umziehen und der restlich verbliebene Komplex wird abgebrochen. Danach werden die verbliebenen Baugruben verfüllt und die Landschaftsgestaltung ausgeführt. Gegenstand des Angebotes Der AG wird den AN beauftragen das bis zur Genehmigungsplanung geplante vorbezeichnete Bauvorhaben (ohne Außenanlagen) als Generalunternehmer schlüsselfertig und funktionsbereit unter Übernahme aller hierfür noch zu erbringender erforderlicher Planungsleistungen nach Maßgabe dieser funktionalen Leistungsbeschreibung zu errichten.
