1.1.- El objeto del contrato consiste en la prestación integral de los servicios técnicos de arquitectura e ingeniería necesarios para la redacción del proyecto básico y del proyecto de ejecución y para la posterior dirección facultativa de las obras de edificación de una promoción de viviendas protegidas en las parcelas P-8 y P-11 en El Pajar, término municipal de San Bartolomé de Tirajana, isla de Gran Canaria, con el alcance y condiciones establecidos en este PCAP, en el PPT y en sus anexos. Las prestaciones se desarrollarán en tres fases: Fase 1: redacción del proyecto básico, incluido el estudio geotécnico y la documentación necesaria para la tramitación urbanística y la solicitud de calificación provisional de las viviendas protegidas. Fase 2: redacción del proyecto de ejecución, incluyendo arquitectura, estructura, instalaciones, estudio de seguridad y salud, estudio de gestión de residuos, certificación de eficiencia energética y restante documentación técnica complementaria. Fase 3: dirección facultativa integral de las obras, dirección de ejecución, direcciones técnicas de instalaciones, coordinación de seguridad y salud, seguimiento técnico, económico y temporal, certificaciones, documentación final de obra, modelos BIM actualizados, Libro del Edificio y asistencia técnica para la puesta en servicio de la promoción. Los trabajos se desarrollarán obligatoriamente mediante metodología BIM, en los términos establecidos en el Anexo IV del PPT - Requerimientos BIM. La metodología BIM forma parte del objeto contractual y no constituye una mejora opcional. El contrato no comprende la ejecución material de las obras.
