Die Alte Landstrasse weist ein leichtes Gefälle auf, während das Gelände sich an ausge- prägter Hanglage befindet und daher stellenweise stark terrassiert ist. Im CU-Areal sollen Wohnungen für bis zu 800 Einwohnerinnen und Einwohner (Quartier am See), eine neue Kantonsschule für ca. 1'500 Schülerinnen und Schüler und diverse Gewerbe- und Gast- ronomieflächen entstehen. Aufgrund der hohen Personenfrequenz ist die zukünftige Erschliessung von zentraler Bedeutung und soll vom Bahnhof her über die Alte Landstrasse via Passerelle zur Kantonsschule erfolgen.
