3. Description of the community accommodation The service will be provided at the location Dortustraße 45 A in 14467 Potsdam and in two associated apartments at the neighboring Kiezstr. 12 in 14467 Potsdam. The property Dortustr. 45A has been fully rented by LHP from a private individual for use as a community accommodation. The apartments at Kiezstr. 12 have been rented by LHP from the municipal housing company ProPotsdam GmbH for use as community apartments for the accommodation of unaccompanied refugees with special protection needs. LHP will provide the contractor with the community accommodation free of rent and ancillary, operating, and energy costs. The contractor will bear the costs of the internet and telephone connections commissioned by them, as well as the associated technology (modems, routers, and end devices). Upon handover of the property, the contractor will be given the keys for the areas of the housing complex, with some of the keys being in the possession of the current residents. The contractor must obtain additional keys at their own expense and with prior approval from the state capital Potsdam. Upon termination of the service relationship, all keys must be returned to the state capital Potsdam. The contractor is obliged to assume the following duties and liability risks within the scope of the use of the community accommodation premises: a) The contractor must promote harmonious and communal living between the residents and the neighborhood. b) In addition to general cleaning, the contractor must also remove dirt caused by operations in the vicinity of the accommodation itself. c) The contractor must keep the garbage area and the immediately adjacent traffic areas free of garbage deposits. d) Enforcement and control of the prohibition of smoking and keeping animals in the building. e) The contractor is responsible for checking the general traffic safety in the freely accessible areas of the community accommodation and must immediately rectify any impairments or report them in writing to the landlord and the state capital Potsdam. The building at Dortustraße 45A, 14467 Potsdam, is a 3-story building in the city center for the accommodation of up to 32 people. The building is mainly designed for the accommodation of families. Residents have a communal kitchen and two toilet and shower rooms available on each floor. A common room, a laundry room (with washing machines and dryers), and a storage room are also available for communal use. On the ground floor, there are also office and common rooms usable by the contractor. The location, close to the city and nature, offers residents a pleasant living situation. The city center is within a few minutes' walk. The total usable area of the community accommodation is approx. 468 m2. The community accommodation has 3 kitchens with a total of 5 stoves. 5 toilets and 5 showers are available for the residents. The facility is not barrier-free and does not have elevators. The community accommodation does not have its own outdoor area. The facility does not have its own parking spaces. The previous contractor has set up a WLAN network in the facility to provide internet access for the residents. The accommodation also includes two fully equipped 2-room apartments at Kiezstr. 12 in 14467 Potsdam, each accommodating 2 people.
