General planning for the new construction of a special needs school focusing on intellectual disabilities in Wittingen in the Gifhorn district

The Gifhorn district is planning the new construction of a special needs school with a focus on intellectual disabilities at the Wittingen site. Planning, preparation, and execution of the construction measure will be carried out by the client. According to the needs assessment, the school is initially planned to be single-track, but the possibility of a two-track expansion should be considered. An external planning office has been commissioned to prepare a feasibility study including a cost estimate. The gross floor area (BGF) for the new building is approximately 6,676 m². The estimated investment costs amount to approximately EUR 37.78 million gross. As part of a cost-benefit analysis (Appendix 5), various procurement options were examined with an open outcome. The construction site is located at Am Kleinbahnhof street in 29378 Wittingen and covers a plot area of approximately 13,826 m². According to the building concept, the school building is divided into several functional areas, including a common area, subject-specific classrooms (FUR I and FUR II), general classrooms (AUR), a sports hall, a therapy area with a training apartment, and an administrative area on the upper floor. The gross floor area of the school building is approximately 5,939 m². In addition, expansion areas for additional classrooms are planned to ensure the two-track expandability. The outdoor facilities include, among other things, playgrounds, an outdoor sports area (approx. 1,300 m²), a play area, and parking and access areas of approx. 5,000 m² with a total of 88 parking spaces. The special requirements of a special needs school with a focus on intellectual disabilities must be taken into account regarding the necessary outdoor facilities.
