St. Veit Primary School - TGA

The city of Mayen plans the replacement construction of a gymnasium with a cafeteria and additional classrooms on the grounds of the St. Veit Primary School in Mayen. The new building is planned as a multi-story building in timber frame construction or solid wood construction. A combined use of sports, cafeteria, and school areas is planned. The ground floor contains a single-court sports hall and a cafeteria, including the necessary ancillary, storage, technical, and functional rooms. Both the sports hall and the cafeteria are intended as large, low-column usage areas and place special demands on the technical building equipment and the coordination of technical systems within the building structure. The first floor contains a gymnasium with associated ancillary rooms. The second floor or penthouse floor will house classrooms and further school-related usable areas. The roof areas are planned as flat roof constructions with green roofs. Additionally, the installation of a photovoltaic system is planned. The resulting TGA-relevant requirements and interfaces are described in more detail in section 2.2 of the tender documents (document "LV TGA"). Due to the different usage areas, there are special requirements for the technical building equipment. This particularly affects: - Heat supply and heat distribution, - Ventilation and room air conditioning, - Drinking water and wastewater technology, - electrical energy supply, - lighting design, - safety and communication technology, - building automation, - elevator systems, - usage-specific systems for cafeteria, sports, and school operations. The planning must adequately consider the different requirements of the respective usage areas regarding comfort, operational safety, energy efficiency, sound insulation, maintenance, and economy. The special requirements of timber frame or solid wood construction for TGA planning, particularly for coordination, breakthrough planning, prefabrication, and assembly, are described in more detail in section 2.1 of the tender documents (document "LV TGA"). The subject of this tender is exclusively the services of technical building equipment (TGA) for the planned replacement construction of a gymnasium with a cafeteria and classrooms on the grounds of the St. Veit Primary School in Mayen. The services to be awarded include the technical equipment planning according to §§ 53 ff. HOAI in service phases 1 to 9 for facility groups 1 to 8. The services include in particular: • Service phase 1 – Basic assessment • Service phase 2 – Preliminary planning • Service phase 3 – Design planning • Service phase 4 – Approval planning • Service phase 5 – Execution planning • Service phase 6 – Preparation of award • Service phase 7 – Participation in award • Service phase 8 – Site supervision (construction supervision) • Service phase 9 – Site support and documentation The services are to be provided taking into account the special requirements of multi-story school and sports hall construction in timber construction as well as the interfaces with object planning, structural planning, energy consulting, fire protection, and sound insulation planning. The award of engineering services will be carried out within the framework of a Europe-wide negotiated procedure with a preceding participation competition in accordance with the applicable procurement regulations. The structural planning services will be awarded in a separate procurement procedure and are not part of this tender.
