Design and construction of an elementary school according to the approved design documentation, comprising 24 classrooms, 9 specialized classrooms, 4 group rooms (a total of 37 educational spaces), 2 gymnasiums (1 divisible into 3 sections with a net area of 790.1 m2, 1 with a net area of 144.71 m2), and associated and service function rooms, based on a general contractor agreement, which includes the following tasks: Design task for the new construction of a high-rise educational building with a net floor area of 6479.20 m2, covering all disciplines: During the design process, the winning bidder must settle the rights related to the designer of the "approved design documentation". The design and execution plans must be prepared using the BIM methodology based on the BIM implementation plan. Detailed BIM requirements are included in the Procurement Documentation. The winning bidder is obliged to provide design supervision to the extent necessary until the completion of the construction. Construction task: Based on the approved design, which is part of the technical documentation, the approved design documentation, the final building permit, and the demolition and execution plans approved by the Client, the bidder's task is to carry out the construction of the elementary school with a traditional structure in all disciplines (architecture, structural engineering, building services, building electrical engineering, utility supply, road and garden construction) in a complete, turnkey manner, including associated utilities and landscaping, with the main content and quantities specified in the approved design (including built-in furniture and educational equipment, but excluding mobile furniture and educational equipment). Regarding the total net floor area of the rooms: building services systems: water-fire water and sewage, rainwater drainage, central heating-cooling (with boilers producing a total heating output of 428 kW). The bidder's task is to implement the building during construction with a minimum energy performance level corresponding to the "cost-optimized requirement level" or the "near-zero energy building requirement level" or an equivalent standard, as per Government Decree 2006 (May 24) TNM or § 2, point 30 of Government Decree 9/2023 (May 25) ÉKM. Other tasks: - preparation of as-built documentation and handover documentation, - assistance in obtaining the occupancy permit, uploading and managing the application in the ÉTDR system based on authorization, - additional supplementary tasks specified in the technical documentation. The winning bidder is not responsible for: modification of the Local Building Regulations (HÉSZ), the Zoning Plan (SZT) for the area, land subdivision, and related procedures. The issued plans, their related technical descriptions, other documents, and the submitted cost estimates are to be interpreted jointly. The procurement description contains only indicative main quantities; the bidder is responsible for checking the quantities before submitting a bid.
