The renovation sites are located in Helsinki at the addresses:
Pohjolankatu 22, Väinölänkatu 30, Metsolantie 11, Hernepellontie 40, and Kiviteltankatu 4.
The work will be carried out in occupied properties.
Summary of main measures:
1. The renovation concerns the roof of the building named Joukolantie 22, belonging to the property Pohjolankatu 22, located in Puu-Käpylä, Helsinki. The building's roof covering is a "kolmiorimakate" (three-strip shingle roof). New roof coverings will be made as three-strip shingle roofs, similar to the original. The renovation work will be carried out in accordance with this work description and the material manufacturer's instructions.
2. The contract for Väinölänkatu 30 and Metsolantie 11 includes the renewal of the roof of one of the aforementioned residential buildings. The roof shape of the building is a hip roof and the covering is a standing seam metal roof. The roof structures are supported by wooden roof trusses from the building's attic and exterior walls. The roof's water drainage occurs at all eaves via gutters, from which water is directed to vertical downpipes outside the exterior walls.
3. The renovation concerns the roof coverings, connection structures, and entrance canopies of two previously renewed residential buildings belonging to the property Väinölänkatu 30, located in Helsinki. The roof coverings and the structures included in the contract will be primed according to this work description and the material manufacturer's instructions.
4. The renovation concerns the roof covering, connection structures, and entrance canopies of the service building of the property Väinölänkatu 30, located in Helsinki. The roof covering and the structures included in the contract will be primed and repaired in accordance with this work description and the material manufacturer's instructions.
5. The renovation concerns the bitumen felt roof of the residential property Hernepellontie 40, located in Viikinmäki, Helsinki. The contract is limited to the building's roof, canopies, and overhangs with a bitumen felt roof. Outbuildings and areas with metal roofs are not included in the contract.
6. The renovation concerns the property Kiviteltankatu 4, completed in 2002, located in Helsinki. The standing seam metal roof of the building will be maintenance painted.
The work at the sites must commence as soon as possible after the signing of the contract.
Estimated contract period: May 15 - October 30, 2026.
The contract must be completed, defects rectified, and handed over no later than October 30, 2026.
The tenderer must provide a total contract price (excl. VAT) in accordance with the tender request and its appendices.
The tenderer who submits the most economically advantageous tender will be selected for the execution of the contract.,
