Construction of Crvene kuće Elementary School

The subject of the procurement are the construction works of the new Crvene kuće Elementary School with a total of 17 classrooms for 16 grade classes (format 8*28+8*28 according to MZOM Norms) and accompanying facilities, as well as a two-part school sports hall. The school will be built in the settlement of Crvene kuće north of Josipa Hatzea street and west of Ive Mašina street on cadastral plot 3812/13, cadastral municipality Crno, which has an area of 9,257.00 m2. The new planned school space has a total gross area of 3,358.09 m2, the two-part school sports hall has a total gross area of 1,295.03 m2, and the total gross area of the school and school sports hall is 4,653.93 m2. The location of the planned school construction is in the southern part of the Crvene kuće settlement in Zadar. The plot is bordered on 3 sides by roads (Ive Mašina street to the southeast, Josipa Hatzea street to the southwest, and a new road to the northwest), and on the northeast it connects to the new pedestrian transverse / promenade of the settlement. The building plot planned for the school construction is relatively regular rectangular in shape with a slight widening at the northwest end, and the longer sides are parallel to Josipa Hatzea street. The construction of an elementary school with an accompanying two-part school sports hall, an outdoor playground, and a service road with parking is planned on the building plot. The building in question is a freestanding building consisting of two underground floors (the ground floor is partially sunken). The external floor dimensions are 93.02 x 60.52 m, the maximum cornice height is 10.55 m from the finished ground at the lowest part of the building. The school building is L-shaped in plan to form a square in front of the main entrance, while simultaneously allowing for the placement of playgrounds to the north of the plot and ensuring the most favorable orientations for classrooms. The school sports hall connects to the school building at its northern end and is directly connected to the outdoor playgrounds. The hall is intended for use by the school and the local community. The elementary school building is designed to adapt as well as possible to the existing or planned situation as foreseen by the Detailed Development Plan, where the promenade level to the northeast is planned to be 4 meters higher than the level of Josipa Hatzea street to the southwest of the coverage. The ground floor of the school is designed at the level of the surrounding terrain where the sports playgrounds are located, in order to allow direct contact with the surrounding terrain, while the first floor of the school is at the level of the main promenade of the settlement for connecting the school's facilities with the settlement itself. From the promenade, it is possible to directly access the sports fields via prefabricated stands to the north. From the school square, in addition to the main entrance to the building, there are also three secondary entrances/exits to the wings with classrooms for subject teaching. For the first floor of the school, an angular composition was used to best define the square space, but also to allow for the most favorable possible orientation for various classrooms. Thus, most classrooms have favorable southern lighting, while technical culture classrooms and music and art culture classrooms are located to the north and, via a terrace (which is formed as a flat accessible roof of the changing room wing on the ground floor), receive constant northern light. On the ground floor, the classrooms are located along the southeast edge of the school (two classrooms are to the southwest and two to the north) so that, in addition to lighting, they also have direct contact with the outdoor space and terraces are formed for outdoor work/teaching. In addition to the classroom wing, the ground floor also houses a dining room with a kitchen and a utility wing with access to the outdoor space via a utility yard that connects to the parking area on the west side of the plot.
