POST-NOTIFICATION: Renovation and expansion of the Helsinki Rudolf Steiner School, project management contract The project involves the renovation of the old school building located at Lehtikuusentie 4, block 625, plot 1, in Laakso, Helsinki. Additionally, a part of plot 3 will be combined with plot 1, and a new extension will be built on this part (the old building demolished from plot 3 has already been removed).
The old school building was completed in three phases (ABC parts) in 1957-1963 and consists of three wings. The original part was designed by Aarne Ervi. The building was extended (part D) in 1986. The extension was designed by Ulla Markelin.
The Helsinki Rudolf Steiner School has been operating in the premises since 2022. They also have operations at Paraistentie 3. The operations at Lehtikuusentie 4 will move to temporary premises of the City of Helsinki during the project.
The property is marked with the designation YO in the master plan, meaning it forms a block area for buildings serving educational purposes. The area of plot 1 is 11,433 m². The modification plans have been presented to representatives of the City Museum, with whom cooperation related to building preservation will be carried out during planning and construction.
The renovation part will have a scope of 7,189 m² and the new extension 3,696 m².
The procurement agreement is intended to be made such that the contractor selected through the tender competition will have as its contractual partner (project management contract) the City of Helsinki, Kiinteistö Oy Helsingin Toimitilat (owned by the City of Helsinki), or Kiinteistö Oy Helsingin Lehtikuusentie 4 (owned by the City of Helsinki). If Kiinteistö Oy Helsingin Lehtikuusentie 4 becomes the contractual partner, the City of Helsinki will guarantee the construction loans of Kiinteistö Oy Helsingin Lehtikuusentie 4.
Currently, the city owns the plot and the building. The city's intention is to lease the plot and transfer the ownership of the old building to Koy Hgin Lehtikuusentie 4. If the related decisions have not gained legal force by the time the plot and building are handed over for the contractor's use, the City of Helsinki will act as the contracting authority for the project if necessary until the decisions gain legal force. Then, once the decisions have gained legal force, the project management contract will be transferred to Koy Hgin Toimitilat and subsequently to its subsidiary Koy Hgin Lehtikuusentie 4, based on the contract transfer clause in the agreement. Koy Hgin Lehtikuusentie 4 will then become the contracting authority for the project.

- Construction preparation 5-7/2026
- Construction 8/2026-5/2028
The project is intended to be implemented as a target and ceiling price project management contract. The contractor will participate in the design supervision of the working drawing phase.

SITE PRESENTATION
The contracting authority requires that the contractor has familiarized themselves with the construction site before submitting a tender.
A site visit will be organized on TUESDAY 17.3.2026 from 14:00 to 16:00 and on TUESDAY 31.3.2026 from 14:00 to 16:00. Registration for the first site visit is requested by MONDAY 16.3.2026 at 14:00, and for the second visit by WEDNESDAY 25.3.2026 at 14:00 to the email address indicated in the contract program.
