The goal of the service is to ensure the safe, functional, and comfortable use of the properties, especially considering the safety of elderly and mobility-impaired residents. The service provider is responsible for the daily maintenance of the properties, monitoring the functionality of technical systems, and necessary maintenance, upkeep, and outdoor area management tasks. The tasks included in the monthly property maintenance fee, their scope, schedules, and work instructions are defined in Annex 3. Task List. The service provider must carry out all tasks defined in the annex to the extent specified. Winter season services will be carried out as continuous maintenance tasks according to Annex 3 Task List without action limits based on snow depth. Maintenance of outdoor areas, walkways, and yard areas must pay special attention to the safe movement of elderly and mobility-impaired residents (e.g., walkers and wheelchairs). Monitoring snow and ice conditions on roofs and canopies is included in the fixed monthly fee. If a risk situation is detected, the service provider must take immediate necessary action and notify the client. Snow loading and removal are separately ordered and invoiced works. The action limit is reached when snowdrifts or piles hinder safety or the performance of normal maintenance. The service provider must have 24/7 on-call service for urgent and safety-endangering situations. The content, scope, and types of tasks for on-call services are determined according to Annex 3 Task List. Work performed during on-call hours is generally subject to separate charges at the prices indicated on the tender price form, unless it is a task explicitly included in the basic service in Annex 3. The client is responsible for the costs of the following on-call tasks: – sudden HVAC failures – water leaks – safety deviations – snow loading and removal – separately ordered flag raisings The resident is responsible for on-call door openings. Door openings on weekdays between 7:00 AM and 3:00 PM are included in the monthly property maintenance fee according to Annex 3. Pricing and comparison of on-call tasks will be carried out according to the tender price form and comparison formulas. Routine maintenance, express, and minor repair tasks for apartments are included in the basic property maintenance service and monthly fee according to Annex 3 Task List. Works invoiced to the resident are only those tasks that are specifically defined in Annex 3 or the tender as payable by the resident, such as on-call door openings. Other non-urgent works ordered by the resident and agreed upon separately will be arranged on a case-by-case basis according to the client's instructions. Cleaning and move-out inspections of apartments are included in the monthly fee and are always performed when a resident changes. The service provider is obliged to carry out all reporting, recording, and monitoring tasks to the extent and schedule defined in Annex 3 Task List in the ENERS electronic maintenance log used by the client and other systems required by the client. Annex 3 Task List is the key document for the procurement, and the tasks, responsibilities, and service descriptions according to it are binding for the supplier. If there are any interpretation differences between the tender and Annex 3, Annex 3 Task List shall take precedence.
