Low-value real estate - valuation tasks

Framework agreement for the valuation of the market value of real estate belonging to the MNV Zrt. group, as well as, in addition to determining the market value, the value of property rights related to the real estate, such as the redemption value of the right of lease, usufructuary right, servitude (compensation value), etc., and/or the usage fee/lease fee, long-term utilization fee or monument value, and/or the updating of the prepared market value appraisal, possibly the creation of floor plans, as follows: Real estate category: I. Location of real estate: National 1st price category: undeveloped residential plot, which has no development potential according to its zoning classification or cannot be interpreted as such. 2nd price category: undeveloped resort area plot, which has no development potential according to its zoning classification or cannot be interpreted as such. 3rd price category: other undeveloped plot (e.g., ditch, gully, channel, swamp, embankment). 4th price category: agricultural land, arable land. 5th price category: road without superstructure, (public) park. Real estate category: II. Location of real estate: National 1st price category: built-up residential or resort area real estate (e.g., house, family house, holiday home, weekend house). 2nd price category: apartment (sub-metered property). 3rd price category: other real estate with superstructure up to a net building area of 200 m2. 4th price category: road with superstructure, public road, (public) park. 5th price category: office sub-metered property, shop sub-metered property, and sub-metered property of other functions. The Contracting Authority intends to fully implement the tasks specified in the technical description within the framework of this framework agreement, whereby the tasks to be performed at the time, their quantity, and deadline (in accordance with the further provisions of the framework agreement and the technical description) will always be determined in the Direct Orders. The total framework amount for the entire duration of the framework agreement (for 36 months): net HUF 122,000,000. The expected quantity to be procured simultaneously in the second phase of the procedure (Section 105 (2) (a) of the Public Procurement Act): For Part 1 of the current procedure, the Contracting Authority intends to order valuation tasks related to approximately 400 properties annually (through multiple orders) (preparation of new valuations approx. 306 and updating of valuations approx. 94, for any property and price category). We inform the Esteemed Bidders that the expected quantities indicated above are for informational purposes only, for the purpose of making an appropriate offer; the Contracting Authority does not undertake any obligation to call off these quantities (including the proportion of the quantities).
