Kornhaus Neugestaltung Museum

GENERAL BUILDING DESCRIPTION 1.0 General The subject of the planning is the monument-compliant renovation and modernization, as well as the conversion of the Kornhaus in Kirchheim unter Teck. The building is a large, elongated, four-story solid structure from the years 1540-53. The Kornhaus burned out completely inside during the great city fire of 1690. It was repaired in 1696. A multi-story self-supporting wooden structure was implanted into the remaining solid building shell. The Kornhaus is fully cellared. The basement is an impressive vaulted cellar in its dimensions and proportions. In the course of its long history, the building served the House of Württemberg as a granary and from 1851 as a grain market, gymnasium, storage, fire brigade magazine, and most recently exclusively for cultural purposes for the city of Kirchheim unter Teck. The ground floor was used as a temporary exhibition space for contemporary art. The upper floors housed the city museum. Alongside St. Martin's Church and the castle, it is the largest and therefore most significant building volume in the city center. The overall construction measure will be carried out in 2 construction phases. In the 1st construction phase, the Kornhaus will be renovated, repaired, and modernized from the ground floor to the attic. The first escape route, staircase East, as well as an elevator, will be extended to the basement. This ensures the full functionality of the building from the ground floor to the attic until the completion of the overall measure. In the 2nd construction phase, after the removal of the combined heat and power plant, the vaulted cellar will be cleared of all remaining subsequent installations and the natural stone vault will be renovated. All planned measures will be renovated in a manner appropriate to the monument protection of the historic building. Furthermore, the building will be upgraded in terms of building physics and fire protection. The construction site is located in the center of Kirchheim, between the pedestrian zone Max-Eyth-Straße and the Martinskirchplatz. The terrain has a slight slope in the east/west and north/south directions. Site access will be via the Martinskirchplatz. Storage areas are limited due to the inner-city situation and ownership conditions. The areas owned by the city of Kirchheim, especially to the north of the Kornhaus, are limited. The Martinskirchplatz property is owned by the Protestant Church. Storage areas will be rented from the Protestant Church. The planned site access and storage areas can be seen in the attached sketch. The new external staircase, from the basement to the ground floor, to be executed in the 1st construction phase, is located between the Max-Eyth-Haus and the Kornhaus. It is located on the site of an abandoned, historic cemetery. Archaeological excavations or investigations will be required. They are planned in such a way that they fit into the construction schedule without time-related disruptions. 1.1 Building Law, Monument Protection - Buildings and rooms of a special type of use § 38 LBO - Registered cultural monument of special significance according to § 2 (in conjunction with § 28 DSchG) - Building with a height of up to 13.00 m and usable units with a maximum of 400 sqm each, building class 4, according to §2 LBO BW 1.3 Monument Protection / Monument Preservation Measures The Kornhaus is a listed building and is therefore subject to special protection.
