Construction of New Terraced Housing in Ballerup

The present tender concerns the construction of a new terraced housing development at Bispevangen 2 in Ballerup. The project comprises a total of 45 homes, consisting of 37 family homes and 8 specially affordable homes, including a separate building targeted at vulnerable citizens. The project constitutes a total development of approx. 4,000 sqm floor area and is part of the further development of the existing residential area in Bispevangen. The tender is carried out on the basis of a value-based construction program that defines the overall framework for the project's architectural, functional, and landscape qualities. The construction program serves as a basis, where central principles for the design, material selection, constructions, and installations of the development are described in order to ensure a coherent and high-quality construction. The project includes the construction of homes in 2–3 storeys and a separate single-storey building with approx. 8 special homes. The homes are to be designed with a focus on functionality, accessibility, and high living quality, including good lighting conditions, appropriate layouts, and clear divisions between private and communal living areas. The development is to be integrated into the existing landscape and adapted to the area's character, including existing vegetation, terrain, and green structures. Requirements are set for the project to support a coherent residential environment with attractive outdoor areas, where private gardens, communal open spaces, and existing landscape elements are naturally integrated. The tender also includes the establishment of associated infrastructure, including road layout, parking, and communal facilities such as a community center and recreational areas. Special consideration must be given to existing natural conditions, including trees worthy of preservation and registered animal species, which influence the layout of building plots and areas. Emphasis is placed on the tenderer contributing through design and execution to realize the client's vision of a sustainable, architecturally coherent, and socially inclusive residential area, which creates good conditions for both community and privacy. Given that the project is subject to a budgetary framework, and based on the fact that the tender material is at an initial construction program level, describing the task, the specific wishes, and visions for design, functional content, and structural build-up, and thus outlines/summarizes what needs to be solved, it is the Client's expectation that the financial estimate complies with a total target sum of: DKK 88,000,000 million excluding VAT, but including contribution margin.
