This tender concerns the construction of a new row house development at Bispevangen 2 in Ballerup. The project comprises a total of 46 dwellings, consisting of 38 family dwellings and 8 specially affordable dwellings, including a separate building targeted at vulnerable citizens. Additionally, 1 resident house. The project constitutes a total development of approx. 4,000 square meters of floor space and is part of the redevelopment of the existing residential area in Bispevangen. The tender is conducted on the basis of a value-based construction program that establishes the overall framework for the project's architectural, functional, and landscape qualities. The construction program serves as a basis where central principles for the design, material selection, constructions, and installations of the development are described with the aim of ensuring a coherent and high-quality construction. The project includes the construction of dwellings in 2-3 storeys and a separate single-storey building with approx. 8 special dwellings. The dwellings are to be designed with a focus on functionality, accessibility, and high residential quality, including good lighting conditions, appropriate floor plans, and clear divisions between private and communal living areas. The development is to be integrated into the existing landscape and adapted to the area's character, including existing vegetation, terrain, and green structures. There is a requirement that the project supports a coherent residential environment with attractive outdoor areas, where private gardens, communal green spaces, and existing landscape elements are naturally connected. The tender also includes the establishment of associated infrastructure, including road layout, parking, and communal facilities such as a community house and common areas. Special consideration must be given to existing natural conditions, including trees worthy of preservation and registered animal species, which influence the layout of building plots and areas. Emphasis is placed on the tenderer contributing through design and execution to realize the client's vision of a sustainable, architecturally coherent, and socially inclusive residential area, creating good conditions for both community and privacy. Given that the project is subject to a budgetary framework, and based on the fact that the tender material is at an initial construction program level, describing the task, specific wishes, and visions for design, functional content, and structural composition, and thus summarizing in headlines what needs to be solved, it is the Client's expectation that the economic estimate adheres to a total target sum of: DKK 102,960,000 including VAT and including contribution margin.
