Design of the renovation of the former Megyeri út school building

The winning tenderer (hereinafter referred to as the Designer) shall be responsible for the general design of the conversion of an existing, disused school building [Budapest IV. district, Megyeri út 45. (Land registry number: 75603)] into a residential building. The conversion of the building must achieve a high energy efficiency, near-zero emission building classification. The conversion requires a complex design approach, applying solutions that minimize the building's heat loss, maximize its heat gain, and consider and utilize the energy from internal heat sources. The building must primarily meet the maximum requirements through passive architectural solutions (e.g., thick thermal insulation, high energy-efficiency windows and doors, shading, etc.) and secondarily through the application of complementary technologies deemed necessary. The general design task includes the concept design, the urban landscape notification plan, and a complete construction documentation (suitable for tendering) in accordance with Government Decree 191/2009 (IX. 15.). Phase I: Preparation of the concept design a. preparatory work sections (Technical Description point 4.1) b. decision proposal (Technical Description point 4.1) Phase II: Complete construction documentation suitable for tendering, with priced (designer's estimate) and unpriced budget Phase III: Preparation of the urban landscape notification plan package, and carrying out the urban landscape notification procedure. The essence of the architectural program is that smaller and larger residential units will be created in the former school building, with community functions whose spaces can be easily transformed, separated, or combined according to future needs. On the ground floor, facing the street, a shop or community space should be located, and at the back, residential units that are accessible without barriers and designed at an adaptable level of accessibility should be created. According to the expected main functional grouping, the residential units will include living and sleeping functions, as well as cooking and sanitary facilities – however, the main social spaces (e.g., community space) and supplementary (sports, workshop, hobby, etc.) functions will be shared. The building's characteristics are excellent for this program – the possibility of differentiated use of spaces is already given. The building has 4 floors, consisting of a basement, ground floor, 1st, and 2nd floors. The planned apartments will have a floor area of 23-100 m2, and the total net floor area of the building is 4553 m2. The number, size, and layout of the residential units, as well as the definition of community spaces and other functional rooms, are part of the design task and the concept design. The task includes examining the retention or demolition of existing walls, in whole or in part, designing new walls and space divisions, and finalizing the new floor plan.
