Original language: GermanDie derzeitig als Parkplatz genutzte Fläche am S-Bahnhof Friedrichsberg in Hamburg-Barmbek soll einer gewerblichen Nutzung als Handwerker- und Gewerbehof zugeführt werden. Der das Grundstück prägende Baumbestand bleibt dabei so weit wie möglich erhalten. Die Außenabmessungen des geplanten Gebäudes mit vier oberirdischen Geschossen und Vollunterkellerung betragen ca. 54 x 16 m. Im Erd- und in den Obergeschossen sind insgesamt 34 Mieteinheiten mit einer Nutzfläche von ca. 36 – 90 m2 geplant. Im Untergeschoss sind Technik- und Lagerräume untergebracht. Der Rohbau des Gebäudes wird als Massivbau mit stützenfrei aufgelagerten Stahlbeton-Flachdecken und tragenden Stahlbetonwänden ausgeführt. Die Fassade erhält im Erdgeschoss einen geschosshohen Sockel aus Vollziegel. Oberhalb ist eine Blechfassade mit unterschiedlich breiten Scharen vorgesehen. Alle Mieteinheiten erhalten Fenster mit Lüftungsmöglichkeit und vorgesetzte Prallscheiben zur Schallminderung. Im Erdgeschoss sind neben den Zugangstüren auch Sektionaltore zu den 7 Mieteinheiten geplant.
