Metal facade

The City of Frankfurt am Main intends to renovate the facade / energetically and fire-protection-wise renovate the property "Schirn Kunsthalle, Bendergasse 1 (Römerberg, Innenstadt), Frankfurt am Main". This will be implemented in a single construction phase, but interruptions are possible, with a construction period of 30 months. The execution period according to the framework schedule for the metal construction facade and window trade is expected to be as described in the special contractual conditions. As part of these construction steps, the following measures, among others, are planned for the metal construction facade and window trade: •Replacement of windows, fixed glazing, and doors •Replacement of window sashes in existing frames using adapter profiles, as well as of attached light metal profiles and window sills. •Replacement of glazing in mullion-transom facades •Replacement of a gable roof (mullion-transom construction), consisting of glazed sections and insulation panels, as well as smoke/heat extraction system flaps •Installation of glazed sections with integrated, translucent photovoltaic modules •Installation of integrated, opaque photovoltaic modules instead of previously removed sheet metal cladding and insulated sandwich panels. •New construction of maintenance walkways along the eaves of the gable roof over the entire length of the 140m long building, as well as of further access ladders, stairs, and platforms •New construction of / adaptation work on the parapet flashings •New construction of railings as fall protection on the flat roofs •New construction of a canopy structure •Installation / addition of insulation in the area of the aforementioned elements •Dismantling, adaptation work, repairs, reassembly, and new construction of various components on the entire building envelope. For the renovation, the users (art gallery, music school, gastronomy, administrations) will move out of the building; the renovation will not take place during ongoing operations. The limited space conditions due to the inner-city location (small storage and traffic areas on the construction site) and existing level differences (stairs, ramps) place increased demands on a smooth construction process, especially for logistics with deliveries, disposal, and use of existing transport options on the construction site. The close proximity to residential buildings, restaurants, shops, as well as tourist and cultural facilities makes site organization and safety, as well as compliance with noise immission limit values, a top priority. Due to the already scheduled move-in of the Schirn and long-term exhibition plans, particular adherence to deadlines is of essential importance. The building will be fully scaffolded; the construction site will be served by two construction cranes (not continuously) and several scaffolding lifts. The essential measures include the replacement of the natural stone facade including insulation, replacement of window sashes, fixed glazing, and glazing of mullion-transom facades, renewal of the gable roof with installation of integrated photovoltaic modules, re-covering of flat roofs with application of extensive greening, as well as facade greening and planting beds in the inner courtyards. In addition, in the plinth areas around the building, renewal of the ring earth electrode system and renewal of the building waterproofing. Inside the building, fire protection renovation will be carried out with the replacement of fire doors, fire dampers, and fire seals, the addition of smoke extraction systems, as well as reorganization of the fire alarm system, burglary protection, building automation, and other building services.
