Modernization and expansion - Leisure center Alte Sinsheimer Straße

The city of Waibstadt intends to expand and renovate the leisure center in "Alte Sinsheimer Straße". The original building was erected around the turn of the century as a schoolhouse with four classrooms. Later, in the 1950s, it was expanded and used as a sewing room for a clothing factory. Its current use as a leisure center, club house, and library has existed since the early 1980s, which was also when the last extensive modernization of the building took place. Heating is provided by a gas boiler with a nominal output of 142 kW. The heat generator, lighting, and associated fuses/distributors have been renewed in the last ten to fifteen years. The existing plans and photographs of the current state are attached to the tender as Annexes No. 12 "Existing Documents" and No. 13 "Leisure Center Existing Plans". As part of the needs assessment, the city of Waibstadt has also obtained an initial concept for realization (see Annexes No. 15.1 – No. 15.6 "Feasibility Concept Plans") as well as a rough cost estimate (see Annex No. 11 "Cost Calculation by Trade"). From this, the following project goal can be derived: In the medium term, it is planned to connect the building to the local district heating network, which already supplies the school center. Due to the time elapsed since the last extensive renovation, the acute space shortage for local clubs, and the structural problems of both the sanitary block and the retaining wall to the adjacent cemetery, a renovation and expansion of the building is now to take place. In this process, the inner courtyard is also to be redesigned to make it usable for the clubs. As part of the construction measure, the sanitary block will be demolished, as will the retaining wall to the cemetery. This will be replaced by a new wall, staggered over two levels, and will form the northwest boundary of the future inner courtyard. In place of the sanitary building, a two-story extension will be built. The new entrance area will be located here, and the library will also be housed on the ground floor. Additionally, new sanitary facilities and a kitchenette will be located here. In the old building, the staircase will be opened up, with the old staircase preserved to facilitate orientation to the upper floor. The adaptation of the floor plan will create a smaller club room, while the existing rehearsal room will remain its current size. On the upper floor, the relocation of the library to the ground floor will create two new club rooms. Another will be created by reorganizing the floor plan in the area of the staircase, which also provides access to the upper floor of the extension. This extension will house two further club rooms, along with associated sanitary facilities. The larger of the two rooms will have a roof terrace and can be accessed from the outside via a ramp. This will form the accessible access to the upper floor. In the basement, the relocation of the club rooms to the upper floors will create new storage spaces. Only cosmetic measures are necessary for this. Further planned measures include: • Facade insulation in the area of the extension from the 1950s • New triple-glazed wooden windows in the old building • Preparation for district heating supply • Installation of a PV system on the extension The construction work is expected to take place in 2026/2027, meaning it will be completed in 2027. After full commissioning and designation of all involved parties, a coordination meeting will be held to review and definitively establish the overall schedule with the participation of all planning parties, with the aim of completing construction in 2027. The then-coordinated and approved overall schedule will form the binding basis for further planning and execution. Project management will be carried out by the client's representative, the city of Waibstadt. The object planner will coordinate all specialist planners required for the realization of the project (if necessary). Interfaces may exist, particularly with: - Structural engineering - Building physics - Conservation specialist planning - Expert reports (wood protection, pollutants, natural stone treatment, etc.)
