New construction of a daycare building in 14959 Trebbin - Lot 03 - Carpentry and Timber Construction Works

The construction site of approx. 4,650m² is available for the new construction of a daycare building. The construction site is located near the Denkmalplatz between Bahnhofstraße and Goethestraße in 14959 Trebbin. The Trebbin sports complex and the sports hall form the boundary of the construction site to the northwest; gardens and single-family houses adjoin it in all other directions. In addition to group and ancillary rooms for the students, the daycare center will also house a children's restaurant with a children's kitchen and a large sports and movement room (also for external use) and staff rooms for approx. 22 employees. The outdoor areas will include a driveable circular path, an open space for football, and climbing facilities. The new building is designed as a 2-story building. The approx. 2,575 m² GFA, resulting from the required space program, generates a built-up area of approx. 1,300m². Following the guiding principle of dissolving the building volume and thus bridging the gap between the sports complex and residential buildings, the new daycare center is divided into 3 building wings. The wings are offset from each other. This creates the impression of several small "houses" loosely distributed on the property. The offset building sections allow for ideal room lighting and orientation in all directions. The structural framework is a system of load-bearing columns, solid ceilings, and bracing walls. The building envelope or exterior wall is self-supporting and fulfills no load-bearing function. Only columns or short wall panels in the exterior wall transfer the ceiling loads to the foundations. The foundation is a floor slab with partial well ring foundation. Load-bearing walls and columns are made of solid reinforced concrete or masonry. The balconies and external stairs are also planned as solid construction. The non-load-bearing interior walls are, among others, lightweight walls or glass. The daycare center has a pitched roof with a purlin roof truss made of wood, hipped on all sides and covered with standing seam roofing. At the ridge, there is a large skylight in each case, ensuring excellent lighting conditions in the corridors of the group rooms. The advantage of the pitched roof is the low eaves height. Fire protection is ensured by a clear fire protection concept. The building is divided into several functional units. The first and second escape routes are structurally ensured via external stairs and a central internal staircase. On the ground floor, all administrative and staff areas are located in Wing 1. There is also a sports and movement room with the required ancillary rooms, which can also be used externally (e.g., sports or cultural events in the evening). The electrical house connection and server room are also located here. In Wing 2 GF, the children's restaurant including a children's kitchen and all ancillary rooms are located. Storage, janitorial, and house connection rooms are also located here and have windows for adequate ventilation. Access via Nöhringswinkel is guaranteed. In Wing 3 GF, group rooms and the required sanitary facilities are located. The central main staircase leads upstairs to the 1st floor. On the upper floor, there are mainly group and theme rooms with their associated ancillary rooms and a large part of the student lockers. Each building wing is optimally supplied with daylight in the middle through a large skylight. The entire building is barrier-free; there is an elevator between the ground floor and the upper floor. The facade is designed as a ventilated ceramic facade. The basic color is beige. A green color is used between the windows and on accent surfaces. The window and glass surfaces are also framed in green. A roof overhang of approx. 60 cm protects the facade.
