New construction of an inter-municipal indoor swimming pool in Bad Wiessee Object planning services for buildings and interiors according to § 34 ff HOAI – Service phases 1-9 The municipalities of Bad Wiessee, Gmund am Tegernsee, Rottach-Egern and Tegernsee in the district of Miesbach have joined together in an inter-municipal working group with the intention of jointly realizing the new construction of an indoor swimming pool in the Tegernsee Valley. This new construction is to be realized as a replacement measure for the closed Badepark in Bad Wiessee on the existing property (Wilhelminastraße 2, 83707 Bad Wiessee) and to satisfy the demand for year-round water areas for use by schools and clubs as well as for public swimming operations (= individual visitors) from the participating municipalities. An attractive, barrier-free sports and family pool is to be built. According to current knowledge, the indoor pool is to be planned with the following features: Sports pool with 5 x 25 m lanes, a learn-to-swim pool with an adjustable floor, a children's paddling pool with child-friendly activities, a 1m diving tower, a wide slide, a small textile sauna, automated check-in systems, vending machine catering. The creation of an energy concept by the technical specialist planners must be mandatory for the new indoor swimming pool. The aim of this is to supply the facility as completely as possible with renewable energies for heating and, if possible, electricity needs, both for ecological and economic reasons. This can also significantly reduce the CO2 footprint from the operation of the indoor swimming pool. The space and room requirements for water treatment, ventilation, and building technology depend on the selected technical systems and must therefore be defined during the planning phase. Great importance is attached to the structural conditions with regard to legally required staffing and in the sense of efficient staffing policy. A development plan procedure is to be carried out parallel to the planning work. A feasibility study has already been carried out for the project. In this, rough costs of approx. €24 million gross were determined (cost groups 200 – 700). The textile sauna and the slide are not yet included in this study. Furthermore, initial preliminary design plans have been sketched. Further information can be found in the provided project documents. It is planned to tender and award only the object planning for the building for the time being. The specialist planning services are only to be tendered when a preliminary plan with a reliable cost estimate (including an estimate of the TGA costs) is available from the architect and the measure is approved with a project resolution. The client points out that a company was already involved in processing the initial plan sketches and/or the feasibility study in advance. For the purpose of balancing advantages, this information and work results will be made available in the procedure. Within the scope of the project, it must be taken into account that there may be a change in the representation or legal form of the client (e.g., a special-purpose association of the participating municipalities).
