Market exploration for the replacement new construction of the Geschwister-Scholl-School with a 2-court sports hall. The Real Estate and Wastewater Operations (IAB) Herford intends to realize a modern, sustainable replacement new construction of the Geschwister-Scholl-Realschule, including a 2-court sports hall, at a centrally located site in the vicinity of the existing school location. The school is currently located in the southeastern part of the planning district Zentrum. The importance of the school extends to the neighboring social areas. Therefore, a suitable building plot for a new location within this quarter is sought within a radius of 2 to 3 km from the previous location of the Geschwister-Scholl-School (Wiesestraße 33a, 32052 Herford). As part of this Europe-wide, non-binding market exploration, expressions of interest are being sought for the provision of a suitable building plot or, alternatively, for the provision of a building plot including planning, turnkey construction and rental of the school building with a 2-court sports hall within the framework of a lease-purchase model with transfer of ownership after ten years ("investor model"). The basis of the project is the space program for a three-stream Realschule with a gross floor area of approximately 10,242 m². The space program also includes a canteen kitchen, which is intended to supply not only the Geschwister-Scholl-Realschule but also other school locations in Herford with lunch. For the offered location, the fundamental feasibility of the space program, including the 2-court sports hall, the required outdoor facilities, movement and recreation areas, as well as the necessary parking spaces, must be demonstrated. The objective of the contracting authority is the development of an architecturally high-quality, functional and sustainable educational site with a high quality of stay and use for pupils, teachers and other user groups. The new construction should blend harmoniously into the urban environment in terms of scale, design and open space concept, while ensuring economical, resource-saving and long-term sustainable operation. For this purpose, robust, durable and low-maintenance constructions as well as low-emission and health-safe building materials are to be used. Furthermore, resource-saving construction methods are to be provided, taking into account life cycle, dismantling and recycling aspects. The commissioning of the new school site is planned for July 2030 at the earliest, according to the current planning status. All planning and construction services are to be carried out in accordance with the generally recognized rules of technology and in compliance with the applicable legal provisions, technical building regulations, standards and guidelines.
