New construction OGGS and KiTa Aurikelstieg in Norderstedt - PS_Announcement

The city of Norderstedt plans the new construction of a primary school, a daycare center (Kita), and a three-field sports hall as a two-story building complex in the Garstedt district. The gross floor area will be approximately 9,600 m². The architectural firm Stefan Förster Architekten, together with the landscape architecture firm Brenn Freiraumplanung + Landschaftsarchitektur, won the competition in 2023 with their design. This design will be processed by the two firms STAN (formerly Stefan Förster Architekten) and GKKS as a joint venture. The development company Norderstedt mbH (EGNO) is commissioned with the planning and execution of the construction. The planned new building is designed as a two-story structure with basements in individual areas on a footprint of approximately 5,600 m². The design is divided into five cubes, which contain the individual functions and are connected by a continuous roof. The daycare center is housed in the western cube, and the three-field sports hall with a grandstand is in the northern cube. Adjacent to this, in the east, is the main building of the primary school with an auditorium/canteen, to which the classrooms are arranged in two smaller buildings. On two floors, four classrooms are arranged as clusters here. The daycare center will accommodate a total of 110 children, distributed among three nursery groups of 10 children each, which will be housed on the ground floor, and four elementary groups of 20 children each on the upper floor. The primary school will accommodate four classes per year, each with four classrooms for 25-28 children, allowing for a total of up to 448 children. A 3-field sports hall is planned, which will be available not only for school and daycare sports but also for club sports and regional sporting events. A public spectator area is included in the hall as a grandstand. The hall is designed for a maximum of 199 people and is therefore not planned as a place of assembly. The playing field dimensions are 27 m x 45 m in accordance with DIN 18032 and can be divided into three areas. The property is currently still built on with the buildings of the former Horst-Embacher-School, which will be demolished to make way for the new construction. Construction is scheduled to begin in mid-2026 and completion by the end of 2028. The project budget (cost groups 200-700) was approved by the political body in July 2024 at EUR 61.7 million. The attributable costs for cost groups 300 + 400 amount to approximately EUR 36.3 million. The services to be commissioned consist of: - Project Stage 1: Project Preparation - Project Stage 2: Planning The joint venture reserves the right to commission further project stages after the completion of Project Stage 2. - Project Stage 3: Execution Preparation - Project Stage 4: Execution (including defect rectification) - Project Stage 5: Project Completion - Project management services in accordance with the AHO Service Catalog 2020 There is no legal entitlement to the commissioning of Project Stages 3-5 in conjunction with Appendix 1 AHO.
