Renovation of Grössling Spa

The subject of the tender is the "Complex Reconstruction and Historical Renovation of Grössling Spa", which consists of construction works and an extension of the Grössling Spa itself, and the revitalization of the public space on Medená Street, including the reconstruction of roads on Medená and Kúpeľná Streets and the Reconstruction of the building at Vajanského nábrežie 11 in Bratislava. The technical specification defines the basic requirements for the Work and the conditions under which the design and construction works on the Work are to be carried out. The contractor is obliged to thoroughly familiarize themselves with the Project Documentation, related documents and annexes, as well as with the draft Contract, defining the Work in terms of technical and qualitative aspects, including functional requirements, quality and scope, and related documents, and to include all costs associated with meeting all Contract requirements in their Total Bid Price. Purpose and scope of the Work: The buildings are located in a historically significant zone of the city of Bratislava. They form a complex of buildings in the cadastral territory of the Old Town, bordered by streets to the south – Vajanského nábrežie, to the west Kúpeľná Street, and to the north Medená Street. The northern facade of the building faces an expanded part of the street, which creates a small public space. The revitalization of this public space, along with parts of Medená and Kúpeľná Streets, is part of the Work. Wider relations to the surrounding development: The city spa building itself is located in a city residential zone in close proximity to the headquarters building of the Kotva insurance company by architect Bedřich Brettschneider from 1930. Part of its north-eastern facade, the Grössling Spa building touches the apartment building by architect Jindřich Merganc. On the other side of Medená Street is an apartment building by architects Júlián Hauskrecht and Štefan Svetko from 1974, which is significant for its architectural design and urban integration into the context of historical buildings. Specification of construction units: The area in question is divided into 3 parts. - Building 1A and 1B, where 1A consists of land (park and sidewalk) on Medená Street owned by the builder MKK Grössling s.r.o., mainly on parcels 21358/2, 21357/1, 21357/3, 21356/6, 21356/8, and land (road and sidewalk) 1B on Medená Street, Kúpeľná Street, and partly on Tobrucká Street and Vajanského nábrežie, owned by the builder Main City of the Slovak Republic, mainly on parcels 21359, 21353, 21356, 21356/7, 21357/2, 21358/1, 21345/1. - Building 2 and 3, which is the main building on the corner of Kúpeľná and Medená Streets, divided into future operational units of the City Library (building 3) and the City Spa (building 2). The building located on parcel no. 219 is a national cultural monument: Grössling Spa, registered in the Central Register of the Monument Fund under no. 552/1 and located in the monument zone Bratislava – Central City District. - Building 4, which is the building at Vajanského nábrežie 11, located on parcel no. 218. The building is not a national cultural monument. Fulfillment of the contract subject - execution of the work: The actual fulfillment/execution of the work will consist of phase no. 1 and phase no. 2, with phase no. 2 being an option that the Contracting Authority may, but does not have to, request: - Phase no. 1 consists of the parts of the work: "Building 1" means Revitalization of the public space; "Building 2" means Reconstruction of the City Spa; "Building 3" means City Library. - Phase no. 2 consists of the part of the work: "Building 4" means Reconstruction of the building at Vajanského nábr. 11.
