Pink House - New Youth Center_Building Services

The Free and Hanseatic City of Hamburg intends to build a new youth center in the Bergedorf district. The existing old building on the property is to be completely demolished and replaced by a modern, sustainable new building. The aim is to create a future-proof, identity-creating place for children and young people in the district. The planned new building has a gross floor area (BGF) of approx. 1,400 m². The basis for the planning is a needs assessment that has already been prepared and coordinated, defining the functional, pedagogical, and operational requirements. Planned features include open meeting areas, group and multi-purpose rooms, creative and movement spaces, counseling rooms, administrative areas, as well as ancillary and technical areas. The building is to be flexibly usable, barrier-free, and economical to operate. It is a public building that complies with the applicable procurement and building law requirements. The planning and execution must in particular comply with the provisions of the Hamburg Climate Protection Act and the currently valid Building Energy Act (GEG). The goal is energy-efficient, resource-saving construction with minimized life cycle costs. Sustainability aspects, particularly regarding energy supply, material selection, CO₂ reduction, and climate adaptation (e.g., green roofs, summer heat protection), are an integral part of the planning. The tender concerns specialist planning services for building services engineering in accordance with HOAI. Economical, sustainable, and functional planning of the building services systems that meet the requirements of a modern youth center and is carried out in close coordination with the object planning and other involved specialist planners is expected. Special importance is attached to an energy-efficient, operationally reliable, and user-oriented overall solution. Continuous coordination with the client during all planning phases is assumed. The planning services required for the project will be commissioned in stages. The commissioning will be carried out in 3 stages, with the individual service phases divided among the stages as follows: Stage 1: Service phases 1-3 (basic determination, preliminary planning, and design planning) Stage 2: Service phases 4-5 (approval planning, execution planning) Stage 3: Service phases 6-8 (preparation of procurement, participation in procurement, site supervision, construction supervision, and documentation) Stage 1 will be commissioned upon award of the contract.
