On an area of 18,364 m², the new construction of a highly available data center with an office area in Markt Schwaben is planned, with a usable area (NUF) of approximately 13,000 m². The subject of the contract are services for project management and BIM management. These are for planning (general planner) and construction services (total contractor) until the completion of the measure after the commissioning phase. The planning is carried out by a GP with the scope of services: object planning: buildings, open spaces, civil engineering structures, specialist planning: technical equipment (KG 410-480), structural planning for buildings and civil engineering structures, building physics: building acoustics, room acoustics, thermal insulation and energy balancing, BIM management, fire protection, overarching special services, as well as quality assurance / support for the total contractor. The general planner takes over the service phases 1-4 according to HOAI. He delivers fundamental aspects of service phase 5. Subsequently, the total contractor begins with the execution planning and provides service phases 5 to 8. The data center meets availability class VK3 with redundant supply and further safety requirements and is to be commissioned in sections. In addition to the highest standards of energy efficiency and sustainability, a target value of ≤ 1.2 PUE and verifiability of the Blue Angel are specified. The BIM working method, BIM management by the PS, is used for precise coordination of all parties involved, for the coordination of data and services, and for the development of future-proof solutions. The building is subject to the BSI protection requirement “high”. Special requirements include sensitivity to vibration, flood-adapted construction, and protection against external influences such as blasting or impact loads. The cost ceiling for the construction measure is 240,000,000 Euros gross. The mentioned costs include cost groups 200 to 600 according to DIN 276-1:2018-12. With the new construction, the Free State of Bavaria is strengthening its digital infrastructure and setting standards in terms of safety, sustainability, and technological innovation.
