Reconstruction of Lázně Bělohrad Castle/2026

The subject of the public contract is the comprehensive repair and reconstruction of the Lázně Bělohrad Castle buildings, creating a space for short-term (hotel) accommodation, including a restaurant and full service, that meets current requirements. The reconstruction will involve all historical elements and structures, including the external facade. A complete replacement of sanitary installations, electrical installations, and a new fire protection system will also be an essential part of the reconstruction.

The castle is a immovable cultural monument, catalog number: 1000151006, ÚSKP number: 38994/6-1226.

The cultural monument in question is a collection of valuable structures and details, and all work must be carried out in a manner that respects, preserves, and, where possible, rehabilitates these high cultural and historical values of the cultural monument.

During the execution of the public contract, the conditions of the grant provider must be adhered to, particularly the principle of "do no significant harm" to the environmental environment, according to the DNSH (Do No Significant Harm) conditions – Appendix No. 9 of the tender documents.

The Design & Build method is used for this public contract, meaning that:

- the selected supplier will first prepare the construction execution design documentation, including an priced list of works and supplies with a bill of quantities (itemized budget) broken down by individual construction objects, and will ensure the necessary related engineering activities (services – design work),

- and will subsequently carry out the construction works, supplies, and services for the purpose of repairing and reconstructing the Lázně Bělohrad Castle (construction works) and will perform other related activities and fulfill the obligations agreed upon in the contract for work.

The public contract is awarded in accordance with Section 92 (2) of the ZZVZ based on the requirements for the performance and function of the construction.

The subject of the public contract includes the preparation of the execution design documentation, the realization of the construction, and the provision of cooperation during the construction's approval. The execution documentation will be prepared based on the materials specified in appendices No. 2a, No. 2b, and No. 3 of the tender documentation, with the contracting authority stipulating that the supplier is obliged to respect the specified requirements, including the conditions set by the decision of the Municipal Authority of Lázně Bělohrad, building authority dated March 18, 2020, ref. no. LB-749/2020-STU-JP – combined permit and related statements and binding opinions of the relevant authorities (Appendix No. 3 of the tender documentation).

The supplier will first prepare the construction execution design documentation including the itemized budget. This documentation must be approved by the contracting authority.

The supplier will provide design and construction services to the contracting authority based on the contract and according to the highest standards of professional efficiency and quality.
