Riedbergplatz, object planning for three pergolas

The subject of this tender is the scope of services according to § 34 HOAI (2021) for buildings (phases 1 - 9) for three pergolas as shade roofs on Riedbergplatz based on the coordination between the Green Spaces Office and the local council. During the design and execution planning, coordination with the already commissioned structural engineering office is required. There is no underground garage. Checking the need for lightning protection and, if necessary, planning are part of the scope of the contract. After coordination with the Frankfurt building supervisory authority, no building permit is required for the pergolas, but the services were assigned to KG 300 by the funding body according to the funding decision, as the shade roofs represent independent structures. S P E C I A L P L A N N I N G R E Q U I R E M E N T S Handling of existing conditions: - Planning and implementation during ongoing market operations (Saturdays) - Existing trees along and on the square must be considered during planning and construction. A tree expert office will accompany the construction measure and the renovation of tree locations. New planting: Partial covering of pergola posts with appropriate climbing aids, where ground connection is possible, should be considered. The wooden slats of the roof structure should not be covered with climbing plants. Construction logistics: Due to the limited adjacent parking spaces, the ongoing use of the weekly market, and the continuous ensuring of pedestrian connections between the "Uni Campus Riedberg" subway station and Riedbergzentrum, special attention must be paid to construction site setup areas during planning and construction. Close coordination with municipal authorities is assumed. For a smooth process, the planning and construction must therefore consider a construction logistics concept. Change orders from the construction company should be avoided. Funding: The construction project is funded by the federal program "Adaptation of urban and rural areas to climate change". According to the funding decision, completion by the end of 2027 is required. The aim is to frame the pergola roofs flush in the form of a continuous steel frame. The substructure should be extended as far as possible to the outer edge of the previous roof shape to avoid a reduction in the roof area. For architectural and design reasons, a flush frame is also preferred over projecting wooden slats, as it forms a clearer edge and integrates more harmoniously into the overall appearance of the square. C A L C U L A T I O N O F T H E N E W P E R G O L A S : 210 m² total pergola area x approx. 4.50 m = 945 m³ spatial volume. A R E A C H A N G E S : The total area of 210 m² should be maintained as much as possible and not significantly reduced. The exact area of the individual pergolas will be determined during further planning and after the shadow fall study and structural inspection.
