City of Erfurt Renovation and conversion of storage room into multi-purpose room / sports hall, SBBS 5, Binderslebener Landstraße 218, structural engineering The city of Erfurt plans to convert a storage room in a building section of the State Vocational School (SBBS) 5 into a multi-purpose or sports room. The building section of SBBS 5 is located at Binderslebener Landstraße 218 and houses buildings 3 and 4. The property is classified as developed. The main building of the vocational school is located a short distance away at Langen Graben 82. In building 4, there is a partially unfinished area that has been used as storage for years. Due to its high ceiling, the room is suitable as a multi-purpose or sports room. Since there is a shortage of sports facilities in schools in the city of Erfurt, the city of Erfurt intends to have this storage room converted. The area to be considered is 615 m² and is located on the ground floor of the single-story building section. The storage room on the ground floor of the single-story building section of House 4 of SBBS 5 is to be renovated and repurposed as a multi-purpose or sports room. It has a square floor plan with dimensions of 17 meters in width and length and a clear height of approx. 7 m. The necessary ancillary rooms such as sanitary facilities, changing rooms, and sports equipment rooms are also to be created. A hall with DIN-compliant dimensions and size cannot be achieved due to the existing building volume. The available area consists of the storage hall and adjacent storage areas; furthermore, the delivery area and the gate access of the connecting building are available. The new use is to function separately from the teaching area of SBBS 5. The project is to be realized with the use of funding in accordance with the Thuringian Guideline for the Granting of Financial Subsidies for the Promotion of School and Sports Hall Construction (Thuringian School Construction Funding Guideline - ThürSchulBauFR). The guidelines of the funding provider must be strictly adhered to. According to preliminary investigations, the project primarily includes the following statically relevant measures: - Inspection of the VT folded roof to reinforce its structure if necessary - Construction of several new partition walls in the ground floor area - Demolition of existing walls in the ground floor - Creation of door openings The aforementioned renovation and conversion are to be developed in close cooperation with the City of Erfurt, the representatives of the specialist authorities, and other parties involved in the planning in a way that is approvable and sustainable. In total, approx. 615 m² of gross floor area are to be processed with the measure. Costs of approx. 1,065,000 € (gross) for cost groups 200 to 500 were determined in the feasibility study from 2023 and adjusted with the construction price index for the year 2026. Cost group 600 is not part of the procedure. The estimated share of costs for cost groups 300 and 400 was estimated at a total of 965,000 € (gross), of which 575,000 € (gross) are in cost group 300. The planning must be aligned with the cost ceiling. The subject of the tendered planning service is structural engineering according to § 51 HOAI 2021 and Annex 14, to be commissioned in a phased contract with a binding agreement for phase 1 (service phases 1-3) initially, and the option for further commissioning up to service phases 6 and 8. The contractor must perform all basic services of service phases 1 to 6 and, upon request by the client, the special services mentioned below according to § 51 HOAI and Annex 14, as well as any further special and additional services as required. Particular attention should be paid to the proof of structural fire protection (Lph. 4) and the engineering control of construction execution (Lph. 8).
