Als eerste check je het onderhoudsplan om te zien welke bouwwerken in Den Helder op korte termijn onderhoud nodig hebben. Hiervoor zet je tijdens een vergadering met jouw team de taken uit. Daarna heb je een afspraak buiten de deur met een externe partij over de sloopwerkzaamheden die er aan komen. Terug op kantoor lunch je in het werkcaf? met collega's of maak je een ommetje. ?S middags houd je je bezig administratieve zaken zoals de onderhoudsbegroting. Tussendoor krijg je ineens een melding dat er legionella is geconstateerd in een kantoorpand in Den Helder. Je plant een spoedoverleg in met jouw collega?s om dit probleem zo snel mogelijk op te lossen. Aan het einde van de dag voel jij je voldaan: de onderhoudswerkzaamheden aan een aantal bouwwerken staan in de steigers, je hebt een nieuwe partij binnengehaald voor sloopwerkzaamheden en je stuurt een team aan die de legionellabacterie verwijdert. Verder: Je stuurt de uitvoering aan van het onderhoud door externe bedrijven onder andere op basis van de afspraken in (raam)overeenkomsten;Je ondersteunt de portefeuillemanager en projectleiders bij de verdere professionalisering van de beheerportefeuille;Je draagt zorg voor een detailplanning van de uit te voeren operationele werkzaamheden binnen de door de teamleider vastgestelde kaders;Je stelt meerjaren onderhoudsbegrotingen op;Je bewaakt de kosten die betrekking hebben op het onderhoud;Op basis van onder meer jouw input worden de onderhoudscontracten met externe bedrijven afgesloten. Belangrijke pijlers hierin zijn kwaliteit en kostenefficiency;Je beheert technische dossiers en zorgt voor een complete administratie;Je begeleidt/co?rdineert sloopwerkzaamheden;Je draagt zorg voor overige beheerstaken zoals o.a. legionellabeheer; Na gunning van de opdracht dient de gegunde partij een recente VOG aan te bieden
