Total Consultancy Services - AAB, Department 11

The Housing Association AAB (AAB) is seeking total consultancy services for the renovation of Department 11, Lindevangshave, located in Frederiksberg. This project involves general housing units situated at Peter Bangs Vej 44-58, Dalgas Boulevard 72-78, and P. G. Rams Alle 1-19. The initiative focuses on future-proofing the buildings and is an unsupported construction project. The scope of works for Department 11 includes roof replacement, encompassing the exchange of tiles and battens, straightening of rafters, and integration of solar cells into the roof tiles. Facade renovation will address peeling masonry, repair of cracks and voids, and replacement of sealing strips around windows and balcony doors. The heating central will undergo replacement of the hot water tank and valves, along with a general inspection. Courtyard works involve a sedum roof on the bulk waste shed, planting new beech trees in accordance with the local plan, and investigating the possibility of raising the courtyard level against the wall to prevent moisture issues. Additionally, the project includes two optional components: Option 1 involves installing elevators in the rear stairwells, which includes removing rear stairs, installing elevators (requiring excavation and potential roof elevation), and sprinkler installation for the main staircase. Option 2 focuses on renovating the rear stairwells, addressing masonry cracks, painting walls and ceilings, and sanding stair treads, handrails, and balustrades. Selecting one option will automatically exclude the other. The total consultancy agreement will be based on ABR 18 and the Performance Description for Construction and Landscaping (YBL 18). The contract is anticipated to be signed in early to mid-January 2025, with project completion set for May 28, 2027. Construction costs are estimated at DKK 62,000,000 (excluding VAT) including Option 2, and DKK 82,000,000 (excluding VAT) including Option 1.
