Conversion of an Industrial Monument - Wartburgarena O1Friedrich-Naumann-Straße 8, 99817 Eisenach

The city of Eisenach intends to build a new sports and event hall within the building volume of a vacant factory building on the site of the former Eisenach automobile factory (AWE). The multifunctional three-field sports hall is intended for school, club, and competitive sports as well as for events and will have a total of approximately 4,000 spectator or visitor seats. The services to be tendered follow on from the separately awarded measures for the static securing of the western existing section and the demolition of the remaining existing structure from axis B. The subject of the tender is the construction of the shell for the new building in axes B' – K' including the associated earthworks, foundation, reinforced concrete, precast, masonry, and waterproofing work. The scope of services also includes the basic drainage pipes of the building, the preliminary laying of utilities in the immediate vicinity of the building, and the earthing and electrical embedding work associated with the shell construction. The new building covers a footprint of approximately 5,500 m². In the center is the sports and event hall with four-sided surrounding grandstands. Storage, sanitary, and technical areas are located to the north and south. The eastern end of the building is a three-story functional block with changing and washing rooms (ground floor), a multi-purpose hall (1st floor), and box areas (2nd floor). Two stairwells and an elevator shaft complete this part of the building. The stairwells already newly constructed in the western existing section are not part of this tender. The supporting structure of the new building will be a self-supporting and braced reinforced concrete frame construction. It essentially consists of reinforced concrete columns, load-bearing and bracing reinforced concrete walls, floor slabs and podium slabs, as well as partly large-format beams and girders. The hall's external walls will be constructed as a reinforced concrete column structure with intermediate wall infills up to a height of approximately 17.50 m. Large areas of the reinforced concrete surfaces will be executed in exposed concrete quality. The floor and grandstand stairs, as well as the seating and standing grandstands, will be predominantly made of precast reinforced concrete elements. In addition, non-load-bearing sand-lime brick walls and extensive steel, reinforcement, and connection components, including beam and girder bearings, setback and bolted connections, as well as structural connections to the remaining existing section, are to be manufactured. The foundation will be carried out using individual and strip foundations, foundation and floor slabs, and locally deeper reinforced concrete structures. The foundation soles are generally located approximately 1.50 to 2.00 m below the ground level; in the connection area to the existing section along axis B', parts are up to approximately 3.50 m below ground. The main hall area is not basemented. Extensive gravel beds, ground improvement, and unreinforced concrete fills will be produced between the subsoil and the foundation components. The contractor will take over the prepared construction pit and carry out the remaining excavation, fine excavation, and foundation excavation work. The floor slabs and foundation components will be partially executed as watertight reinforced concrete structures. The earth-contacting components must be protected against water according to the specified waterproofing systems. In addition to the reinforced concrete components executed as watertight structures ('white tank'), bituminous external wall waterproofing, perimeter insulation, fresh concrete composite systems (FBVS) in the area of floor slabs and foundations, and suitable joint sealing systems are provided. In the area of the playing field, the approximately 2,600 m² and approx. 50 cm thick floor slab will be produced only after the installation and sealing of the hall roof structure for construction sequence reasons. Another special feature of the construction sequence is the hall passage required during construction. This will initially remain open for the installation of the roof structure and will only be closed later in the construction process. The subsequent closing of the gap includes, among other things, the gravel base, foundations and floor slab, the rising reinforced concrete components, the ceiling, and the associated grandstand areas. The resulting sectional and time-delayed construction of the shell structure is part of the tendered services. The scope of services also includes the wastewater, greasy wastewater, and rainwater pipes below the floor slab and in the immediate vicinity of the building, including shafts, connections, earthworks, tests, and documentation. The rainwater from the roof areas will be discharged via a separate pipe system to the Hörsel receiving water. Furthermore, preliminary utility and drainage pipes, including the necessary earthworks and shaft construction, are to be produced in the adjacent outdoor area. The scope of the shell construction also includes the ring and foundation earthing system as well as the concrete installation conduits, installation boxes, and junction boxes required for subsequent electrical installation, as well as gas- and watertight cable and pipe entry systems.
