New Overall Design (KS) Renovation of Tuira wooden school

1) PROJECT OVERVIEW This is a renovation project for the Tuira wooden school, implemented with repair funds from the City of Oulu. This procurement covers the design tasks for the aforementioned project in accordance with the procurement notice, request for proposals, and other procurement documents. The renovation project is based on a needs assessment, which is included in the procurement documents. 2) DESIGN TASK OVERVIEW The design will be carried out as an overall design, including the design tasks covered by this request for proposals. The breakdown is presented later in this request for proposals. o Other necessary consultation (such as moisture management, cleanliness management, and safety coordination, as well as supervision, construction management, special quality assurance, etc. consultation services) will be tendered during the design phase. o A design contract will be made between the client and the bidding company or consortium/group, with other designers acting as subcontractors to the bidder. o Plans and all documentation will be prepared in Finnish. Communication related to the project will be conducted in Finnish. o The project will be implemented according to the plans commissioned by the client, either as a total or divided contract. The design task considers the divided contract implementation model. o The design task is carried out as an overall design (KS), where the contractual parties are the bidding company/consortium/group and the Oulu Tilapalvelut Business Unit. Other consultants named by the bidder are subcontractors to the bidder. The bid must include all requested design areas with their tasks. o The request for proposals and assignment cover the following design areas: 1) Principal Design (PS) 2) Architectural Design (ARK) 3) Structural and Building Physics Design (RAK/Rak.fys.) 4) Fire Engineering Design (PALO) 5) Acoustic Design (AKU) 6) Interior Design (SIS) 7) BIM Coordination (TIETO) 8) HVAC Design (LVI) 9) Building Automation Design (RAU) 10) Electrical Design (SÄH) incl. necessary safety design 11) Lighting Design (VAL) o Design will be implemented using BIM, see the Design Management document. o The architect (responsible architectural designer), structural designer (responsible designer), and HVAC designer (responsible designer) must be named during the request for proposals phase. Other design areas with their design companies and responsible persons will be named before the contract is signed and recorded in the design contract. o The project also includes other design work, which is the responsibility of the user management committee. Loose furniture design will be announced as an additional procurement option (separate price), which will not affect the comparison of bids.
