Neben der denkmalgerechten Instandsetzung der historischen Bausubstanz sind hierzu bauliche Anpassungen im Gebäudeinneren vorgesehen. Das Goreth-Haus befindet sich im Eigentum der Gemeinde. Ein wesentlicher Bestandteil der Maßnahme ist die statische und konstruktive Ertüchtigung des Dachstuhls sowie der Decken über dem Obergeschoss. Das Dachgeschoss soll saniert, jedoch nicht ausgebaut werden. Für die Sanierung des Dachgeschosses liegen bereits grundsätzliche Planungsansätze sowie eine Kostenschätzung aus dem Jahr 2020 für die Kostengruppen 300 (Bauwerk, Baukonstruktionen) und 700 (Baunebenkosten) vor (s. Anlage 2). Der Umfang der erforderlichen gesamten Sanie-rungsmaßnahmen des Goreth-Hauses ist dagegen bislang nur überschlägig untersucht, die in einer ersten Kostenschätzungen in Anlage 3 vorliegt.
