Description

Der JadeWeserPort in Wilhelmshaven ist der einzige tideunabhängige Container-Tiefwasserhafen an der deutschen Küste. In Angrenzung an das Containerterminal ist direkt auf dem aufgespülten Hafengroden das trimodale Gewerbegebiet entstanden, welches von der Container Terminal Wilhelmshaven JadeWeserPort-Marketing GmbH & Co. KG (im Folgenden: JWP-M) als Güterverkehrszentrum ("GVZ JadeWeserPort") entwickelt und betrieben wird. Diese Flächen sind durch die Gleisanlagen der Hafenbahn inkl. Vorstellgruppe, ein Umschlagterminal für den kombinierten Verkehr (KV) und die unmittelbar an dem GVZ JadeWeserPort endende BAB 29 an das europäische Verkehrsnetz angebunden. Ein Teil der derzeit noch nicht durch Vertragsschluss vergebenen Gewerbeflächen des GVZ JadeWeserPort mit einer Größe von ca. 264.000 m² (im Folgenden: Fläche E1) soll mit diesem Verhandlungsverfahren für gewerbliche/industrielle Ansiedlungen zur Errichtung und zum Betrieb von hafenaffinen Logistikimmobilien mittels Abschlusses eines Erbbaurechtsvertrages oder eines Mietvertrages (im Folgenden: Grundstücksvertrag) vergeben werden. Es sollen Unternehmen angesiedelt werden, die sich mit der Bearbeitung von ein- und ausgehenden Seegütern und/oder deren Lagerung und/oder Transport und/oder den damit verbundenen hafenaffinen Dienstleistungen beschäftigen. Es wird eine ausdrückliche Betriebspflicht in diesem Sinne vereinbart (hafenaffine Ansiedlung). Vorrangig sollen jedoch Unternehmen angesiedelt werden, die sich mit der Bearbeitung, der Lagerung und/oder dem Transport von Containern / containerisierten Gütern befassen.
