Gegenstand dieser Ausschreibung sind Planungsleistungen der Objektplanung für Gebäude nach § 34 HOAI 2021 in Verbindung mit Anlage 10, Leistungsphasen 1-4 sowie eine funktionale Leistungsbeschreibung für eine GU-Ausschreibung, welche als ein VOB/A-EU Verfahren durchgeführt wird. Leitbild: Das Baugrundstück umfasst die Flurstücke: 718, 719, 720, 721, 722/1-8, 723/2+3, 724/3-6, 725, 726, 727, 728, 729, 731, 732, 744/7; 8, 755/3, 757/9, 767/17, 769/11+14. Zur fußläufigen Erschließung des Wohngebietes sind zwei Brückenbauwerke einzuplanen, welche über die Regenwasserrückhaltemulden auf dem Baugrundstück führen. Die Freianlagenplanung wird durch die WBI getrennt vergeben. Außenansicht: - Ortstypische Materialien und Fassadenfarben (z.B. Ober-Ingelheim typischer Kalkbruchstein und heller Putz); - Technische Aufbauten vom Straßenraum nicht sichtbar. Stellplätze: - In der Tiefgarage sind 5 Stellplätze für vorgesehene Nachbarbebauung mit einzuplanen. Leistungszeit: Die Planung soll sofort nach Auftragsvergabe beginnen. Termine: - Entwurfsplanung bis zum 15.12.2026; - Genehmigungsplanung ist innerhalb von 2 Wochen nach WBI-Freigabe zu erstellen; - Im Anschluss an die Genehmigungsplanung ist die FLB (funktionale Leistungsbeschreibung) innerhalb von 6 Wochen zu erstellen. Die bauliche Fertigstellung der gesamten Wohnanlage ist bis Dezember 2028 angestrebt. Der Auftraggeber hat bereits ein planerisches Grundkonzept erstellen lassen, das Bestandteil der Vergabeunterlagen ist und als Grundlage planerisch umzusetzen ist. Das Vorhaben wird aus öffentlichen Mitteln gefördert, insbesondere sozialer Wohnraumförderung der Investitions- und Strukturbank Rheinland-Pfalz. Die Einhaltung der Fördervoraussetzungen ist zu jeder Zeit zu gewährleisten. Bezüglich der Beschreibung der Leistung orientiert sich der Auftraggeber an den Leistungsbildern der HOAI 2021.
