Management of buildings and commercial premises of the Municipal Commune of Świdnik

The Manager undertakes to ensure the proper functioning of the buildings and commercial premises owned by the Municipal Commune of Świdnik, in accordance with the current legal status and intended use, during the period from 01.07.2026 to 31.12.2026. As part of the management activities of the buildings and commercial premises of the Municipal Commune of Świdnik, the Manager undertakes in particular to: 1. Ongoing administration and proper operation of buildings and commercial premises in accordance with building law regulations and available documentation; 2. Performing activities and obligations provided for in the Act of July 7, 1994, the Building Law and implementing regulations related to property management; 3. Performing management activities for buildings and commercial premises with particular diligence and in accordance with applicable legal provisions, in particular the Act of August 21, 1997 on real estate management, the Civil Code of April 23, 1964, the Labor Code of June 26, 1974, and also professional ethics regulations; 4. Ensuring the safety of use and proper operation of the managed properties; 5. Performing activities that fall upon the Contracting Authority in relations between the Contracting Authority and the Tenant: 1) handing over premises to Tenants and taking them back from Tenants after the lease ends and securing them against unauthorized occupation, 2) ensuring the supply of utilities for buildings located at ul. Jarzębinowa 4, ul. gen. J. Hallera 9, ul. kard. Stefana Wyszyńskiego 12 and commercial premises located at ul. Kolejowa 4 and ul. Niepodległości 19, as well as concluding appropriate agreements in this regard, 3) settling utility consumption for individual Tenants and for the Contracting Authority in case of vacancies, as well as settling the consumption of electricity necessary for lighting the area around the "Brzeziny" Health Center building at ul. Jarzębinowa 4 in Świdnik to the Contracting Authority, 4) representing the Contracting Authority in technical supervision activities for the passenger elevator installed in the "Brzeziny" Health Center building in Świdnik at ul. Jarzębinowa 4, signing inspection reports, accepting decisions and their implementation. 6. Managing matters related to maintaining buildings and commercial premises in proper technical condition and fulfilling obligations arising from building law regulations: 1) performing current repairs of buildings and premises and carrying out maintenance work necessary for their proper functioning, 2) conducting technical inspections and periodic reviews of managed buildings and commercial premises, as well as the equipment constituting their technical equipment in accordance with the provisions of the Building Law and preparing and submitting to the Contracting Authority a summary of conducted inspections and reviews quarterly, 3) carrying out maintenance of water and sewage installations, electrical installations, central heating and preparing and submitting to the Contracting Authority a summary of conducted maintenance shifts quarterly, 4) maintaining a register of requests regarding construction works in buildings and premises, 5) preparing inventories and floor plans of premises and energy performance certificates necessary for the procedure related to the sale of buildings and premises, 6) taking immediate necessary actions in case of failure or other events posing a threat to life in order to eliminate the failure and its consequences on the property, 7) performing activities provided for in the building law in case of a building disaster, 8) during snowfall, continuously inspecting the condition of roofs and their snow removal, 9) clearing snow and ice, sprinkling with sand and salt stairs, landings and the driveway in front of the "Brzeziny" Health Center building at ul. Jarzębinowa 4 and in front of the building at ul. kard. Stefana Wyszyńskiego 12 – daily as needed due to winter conditions and prevailing weather. To...
