Prime Location Adjacent to the United Nations – Geneva
The United Nations Office at Geneva (UNOG) is seeking to rent out a plot of land, hereinafter referred to as “Les Feuillantines”, located outside the Palais des Nations, along Avenue de la Paix and Route de Ferney.
Les Feuillantines consists of three (3) plots of land, referenced 2005, 2079 and 2080, comprising:
• Land: 17,421 sqm (primarily located in the Green Zone – no new construction permitted)
• Building A – Villa: 270 sqm
• Building B – Porter’s Lodge: 43 sqm
The two buildings were constructed in 1888 and acquired by the League of Nations in 1937.
The United Nations subsequently became the owner.
The Villa was used as office space until April 2024.
It includes an underground technical/storage area and three floors previously used for offices.
The buildings currently require extensive renovation before they can be put to future use.
This Request for Expression of Interest (REOI) aims to identify interested potential tenants who will propose a project that includes renovation of the buildings and who are willing to engage in discussions concerning the future use of the land and buildings.
Interested parties may submit their proposals in accordance with the following requirements:
1.
Alignment with International Organizations’ Objectives
Any future lease agreement should align with the mission and values of international organizations, including the United Nations Sustainable Development Goals (SDGs).
Community interest and public utility projects are also encouraged.
Please explain how your organization meets this requirement.
2.
Renovation and Compliance Requirements
The project must include all necessary renovation works to bring the existing buildings into compliance with Swiss regulatory requirements, at a minimum.
The renovations must preserve the existing architecture and historical design of the buildings.
Please provide a detailed cost plan for the proposed project.
3.
Rent Proposal and Investment Offset Mechanism
Alongside the project cost plan, the entity shall indicate the proposed rent amount, taking into account the required renovation investment.
The agreed rent offset shall be deductible from the total investment cost necessary to bring the property into compliance with the host country’s regulations.
Please detail the proposed rent and deduction mechanism.
4.
Financial Capacity
Applicants must demonstrate sufficient financial capacity to undertake the required renovation works and to sustain the proposed public utility project throughout the lease period.
Evidence of financial capacity must be submitted as part of the response.
The expected rental duration is 10 + 10 years, subject to negotiation, and may commence as soon as possible.
5.
Restrictions on Demolition or New Construction
Proposals requiring demolition of the existing buildings or involving major new construction are unlikely to be considered.
6.
UNGM Registration
Interested entities must be registered with the United Nations Global Marketplace (UNGM) at level 2: https://www.ungm.org/UNUser/Home.
7.
Agent Fees
Agents may propose projects on behalf of their clients.
Please note that the United Nations, as an international organization, cannot pay any agent fees.
8.
Site Visit
A site visit will be organized either on 20 or 21 of May 2026 to allow interested parties to view the site.
Please send the details of your representative on or before 15 May 2026 by 13:00 hours to be informed of the specific arrengments for the day of the visit.

L’Office des Nations Unies à Genève (ONUG) souhaite mettre en location une parcelle de terrain, ci après dénommée « Les Feuillantines », située à l’extérieur du Palais des Nations, le long de l’Avenue de la Paix et de la Route de Ferney.
Les Feuillantines est composé de trois (3) parcelles, référencées 2005, 2079 et 2080, comprenant :
• Terrain : 17 421 m² (principalement situé en zone verte – aucune nouvelle construction n’est autorisée)
• Bâtiment A – Villa : 270 m²
• Bâtiment B – Pavillon du portier : 43 m²
Les deux bâtiments ont été construits en 1888 et acquis par la Société des Nations en 1937.
L’Organisation des Nations Unies en est devenue propriétaire par la suite.
La Villa a été utilisée comme espace de bureaux jusqu’en avril 2024.
Elle comprend un sous-sol technique/de stockage ainsi que trois étages auparavant utilisés comme bureaux.
Les bâtiments nécessitent actuellement des travaux de rénovation importants avant de pouvoir être réaffectés.
La présente Demande de Manifestation d’Intérêt (DMI / REOI) a pour objectif d’identifier des locataires potentiels intéressés à proposer un projet comprenant la rénovation des bâtiments, et disposés à engager des discussions sur l’utilisation future du terrain et des bâtiments.
