Description
Leduc County is undertaking a phased interior renovation of approximately 7,400 sq. ft. on the second floor of the Leduc County Centre to align and complement existing second floor renovations completed in 2025. Arcadis will serve as the Prime Consultant, leading the design team and coordinating architectural and engineering services in collaboration with TWS as the engineering subconsultant. Utilizing a unique project delivery model, this RFP is used to engage a Construction Manager (CM) under a CCDC 5B Construction Management Contract to provide pre-construction services, including input on constructability, phasing, and cost estimating, and to support the development of construction documents. Work will be planned to minimize disruption in the occupied office environment. Upon completion of the construction documents and final cost estimate, the contract may transition to a CCDC 2 – Stipulated Price Contract for the remaining construction phase if approved by the County and is within the approved budget.
Arcadis has prepared this comprehensive written scope of work along with high level drawings that outline the overall intent and requirements of the project. These materials are intended to inform the CM selection and facilitate accurate pre-construction services. Following the award of the CM contract, the consulting team will proceed with the development of detailed construction documents.
