VTK Kiinteistöt Oy requests your time-based and fixed-price offer for Varia Hiekkaharju fire safety design services in accordance with this request for proposals and its appendices. The procurement will be carried out by open procedure. Vantaa City has commissioned a needs assessment and project plan for the site. VTK Kiinteistöt Oy will procure and implement the project's design and construction all the way to completion. The contract form for the site is project management contracting, taking into account that the designers are in a contractual relationship with VTK Kiinteistöt Oy throughout the project. Vantaa Vocational College Varia, Hiekkaharju campus is located at Tennistie 1, 01370 Vantaa. The renovation of Vantaa Vocational College Varia's Hiekkaharju property is part of a larger strategy to develop Varia's premises. Currently, Varia provides vocational education at four campuses: Hiekkaharju, Koivukylä, Myyrmäki and Aviapolis. In the future, educational activities will be concentrated at three campuses: Hiekkaharju, Vehkala and the Tikkurila competence campus. VTK Kiinteistöt Oy owns all three sites and acts as the party responsible for project development and construction management at them. After the renovation, the Hiekkaharju campus will have facilities for a total of 1,540 students. The total area of the construction complex is approximately 23,500 gross m² and the premises are used by the security sector, mechanical and production engineering, building services engineering, construction sector, cleaning and property services, surface treatment sector, and the restaurant and catering sector. The Varia Hiekkaharju construction complex consists of three parts: - Original old building (built in 1963), area approx. 11,350 gross m² - Extensions (completed in 2006), area approx. 12,150 gross m² - New part to be built in the renovation approx. 1,000 gross m². The renovation level of the original old part is significant in places and the building is protected by zoning designation SR 5. Extensive PTS (long-term renovation) repairs will be carried out on the extension, and for example, the building services systems will be updated to meet current needs. The aim is to enable internal shared use of spaces in a way that supports functional cooperation and increases space utilization rates, also in the evenings. The diverse space needs of the vocational college's educational sectors and the shared use of spaces among the building's users also set requirements for the intended use of the spaces. The content and scope of the project will be specified during the project. The tasks of professional kitchen design include tasks related to the design of the training kitchen, café kitchen, training kitchens, and area kitchen. The detailed scope of the design work will be specified in the documents attached to the request for proposals. Contrary to the project plan, the area kitchen will be located on the plot as a separate building, according to Annex 5. The professional kitchen design task includes tasks according to the materials attached to the request for proposals, as applicable to the task as follows: - Requirements for professional kitchen consulting design, according to Annex 3 - Other tasks of the professional kitchen designer as needed The design will be carried out in cooperation with other designers. The number of meals delivered from the area kitchen is approx. 5,000 meals per day. The production lines in the area kitchen are cook and chill and cold preparation. The additional building for the area kitchen will also house the social and break rooms for the area kitchen staff, as well as meeting rooms for, among other things, recipe tastings. The current professional kitchen in the building will continue to serve as a production and training kitchen for the site, as it has done so far, and this part will undergo PTS measures, which will be specified in the next phase. The renovation areas for the training kitchens are shown in the plans.
