Das 1978 in massiver Bauweise errichtete Gebäude wird umfassend energetisch kernsaniert und um einen 1,5-geschossigen Anbau in Holzbauweise auf der Westseite erweitert. Im Bereich der technischen Ausrüstung umfasst die Maßnahme die vollständige Kernsanierung sämtlicher haustechnischer Anlagen (HLS und ELT) im Bestandsgebäude sowie die Neuinstallation der gesamten Haustechnik in der Gebäudeerweiterung. Die bestehende Gasheizung wird durch eine Wärmepumpe ersetzt und eine Photovoltaikanlage eingebaut; die Energieversorgung soll ausschließlich über regenerative Energien erfolgen. Angestrebt wird ein KfW-40-Standard. Sämtliche Elektro-, Wasser- und Abwasserleitungen werden erneuert. Im Erdgeschoss wird das Gebäude um Sanitär- und Umkleideräume sowie einen Aufzug erweitert, im Dachgeschoss wird der Mehrzweckraum für Dorfgemeinschaftsaktivitäten vergrößert. Die Nutzfläche des Bestandsgebäudes beträgt ca. 297 m², die der Erweiterung ca. 211 m², insgesamt somit ca. 508 m². Gegenstand dieses Vergabeverfahrens sind sämtliche Grundleistungen des Leistungsbildes Technische Ausrüstung gemäß § 55 HOAI i.V.m. Anlage 15.1 in den Leistungsphasen 1 bis 9 für die Anlagengruppen 1 (Abwasser-, Wasseranlagen), 2 (Wärmeversorgungsanlagen), 3 (Lufttechnische Anlagen), 4 (Stark- und Schwachstromanlagen), 5 (Fernmelde- und informationstechnische Anlagen) und 6 (Förderanlagen). Die Leistungsphasen 1 bis 6 der Objektplanung Gebäude und Innenräume (§§ 33 ff. HOAI) sowie die Tragwerksplanung (§§ 49 ff. HOAI), die Bauphysik (§ 3 Abs. 1 HOAI i.V.m. Anlage 1, Ziff. 1.2.1 und 1.2.2), das Bodengutachten und der Brandschutz sind bereits anderweitig beauftragt. Ebenso sind die Freianlagenplanung, die Objektplanung Gebäude und Innenräume Leistungsphasen 7 bis 9 sowie weitere Leistungen von Sonderfachleuten (Vermessung, Schadstoffkartierung, SiGeKo) nicht Gegenstand dieses Vergabeverfahrens und werden vom Auftraggeber parallel vergeben. Der Bauantrag wurde bereits eingereicht und befindet sich in der Prüfung. Die abnahmereife Fertigstellung der Bauleistungen hat spätestens bis zum 29.02.2028 zu erfolgen. Der Auftragnehmer muss unverzüglich nach Zuschlagserteilung mit seinen Leistungen beginnen.
