New construction Klinik Hohe Mark, 3rd construction phase, Trade: Outdoor facilities

The Klinik Hohe Mark at the Oberursel site is a hospital for psychiatry, psychotherapy, psychosomatics, and addiction medicine, accessible via the access road "Friedländerstraße" in Oberursel. On the clinic grounds, the 3rd construction phase and the expansion, the new construction of the "Haus Sonne", is planned and currently being built. The new building is situated on a sloping site, with the building stepped according to the terrain. The building is embedded in an embankment and features a floor offset. Rooms for group therapy, outpatient treatments, and patient rooms with views of the forest or park-like surroundings of the clinic grounds are being built here. The redesign of the surrounding outdoor facilities is part of this tender titled "Outdoor facilities". Vehicle and machinery access to the site via construction roads is possible. Delivery to the site by semi-trailer truck is only possible up to the entrance via Friedländerstraße. Semi-trailer trucks have very limited turning possibilities. For this reason, they must reverse for approximately 200 meters to change direction. The additional loading and transport of materials on site from the storage area to the installation location up to approx. 300 m must be included in the unit prices. The choice of transport means and machinery is at the contractor's discretion. A general storage area of approx. 240 m² is available in the northeastern part of the construction site. As the area is used jointly with other trades, material delivery must be planned according to the construction progress. Intermediate storage elsewhere is not possible. The 1st construction phase: Northeast - Northwest in the area of the retaining wall, maintenance paths, and slope stabilization, as well as other small areas, can only be accessed with small vehicles and equipment. Corresponding additional costs must be included in the unit prices and/or considered in the provided supplementary items. Storage or the establishment of construction site facilities in the already completed area is possible using protective layers. Driving over tree root areas and unpaved surfaces is prohibited or only to be carried out after consultation regarding adequate protective measures. A separate access road or construction road must be built around the new building. Due to the height difference of the new building, a construction site ramp with a height difference of 3 m over a length of 20 m and a gradient of approx. 15% must be built or supplemented. Access to the new building's construction site for other trades must be ensured until the building is completed in the 2nd quarter of 2026. Access roads, construction roads, and construction site facility areas will be used jointly in part.
