Building 10 Renovation and Modification, Total Contract
Tuusula Municipality is requesting a lump-sum contract bid for the renovation and modification work of Building 10 (address: Pataljoonantie 6, 04300 Tuusula) in accordance with this tender request and its appendices.
Building 10 is the oldest preserved garrison building in Hyrylä, Tuusula. It is located in the same courtyard as the Monio upper secondary school and cultural center. The building is protected by a local detailed plan (sr-24) as being valuable historically and for the overall area.
The project will be carried out as a total contract. The bidder will act as the main contractor and principal contractor.
Work at the site will be carried out under the supervision of the principal contractor. The principal contractor must have a full-time site supervisor on site.
The project includes the renovation and modification work of the building according to the prepared design documents; the intended use of the premises will change to educational spaces.
The building's foundations and load-bearing structures will be repaired and strengthened, windows will be renovated/supplemented, the roof will be maintenance-painted, and the interior spaces, fixtures, equipment, and surface structures will be renewed. The building's building services will be completely renewed, and the site will be connected to the district heating network.
The building's facades will largely remain unchanged. The old apartment entrances on the inner courtyard facade will be removed, and two new entrances will be created, one of which is accessible. The facade will be supplemented with new windows in the old style.
The building subject to the contract has been unheated and unused for the past few years. Light demolition work inside the building has largely been completed during the design phase.
Joint site visits will be organized at the following times:

The contracting authority recommends visiting the site before submitting a bid.
The bidder must consider the site's heating and weather protection during the construction period (implementation method, equipment, costs) in their bid and preliminary work planning to ensure adequate conditions for each work phase.
The bidder must provide an option price for the facade maintenance painting and for the removal of old, decommissioned electrical wires embedded in the facade cladding.
Moisture management for the project will follow the Kuivaketju10 operating model. The project requires a building permit.
Alternative contract bids will not be accepted.
